About the role:
The Construction Project Manager supports the needs of our tenants and the long-term value of the office, residential, and retail properties at Barkley Village by managing construction and other capex projects. The Construction Project Manager must demonstrate strong organizational skills, attention to detail, and an interest in property management.
What you will be doing:
Provide design and construction management for tenant improvements, major building repairs, and capex projects.
Estimate costs for tenant improvements, major building repairs, and capex projects.
Develop detailed project plans, scopes of work, timelines, milestones and resource allocation, including detailed budgets and cost analysis for management review and approval.
Coordinate with architects, engineers, and other external and internal stakeholders to finalize project designs and specifications.
Review construction documents and scopes of work for bid solicitations.
Negotiate construction contracts and manage contractors performance
Conduct regular site inspections to monitor progress and quality of work.
Identify potential project risks and implement mitigation strategies; respond to unforeseen challenges or delays, adapting plans as needed.
Ensure all work complies with applicable building codes, safety standards, and regulations.
Oversee project documentation including contracts, change orders, submittals, payment applications, lien waivers, and retainage.
Oversee project budgets and provide timely reports to management regarding project progress, change orders, cost overruns and significant schedule changes.
Coordinate and facilitate project close out, including O&M’s, punch lists, commissioning, as-builts and associated documentation.
Review tenant improvement drawings submitted by tenant to ensure compliance with landlord guidelines and building standards.
What we would like to see from you:
Minimum of five years’ experience in construction and project management in a commercial property environment.
A bachelor’s degree is preferred, but 5-10 years of relevant experience may be considered in lieu of a degree.
Exceptional organizational and multitasking abilities.
Proficiency in the Microsoft Office suite.
Proficiency in AutoCAD.
Strong written and verbal communication skills and team skills to ensure appropriate communications and coordination across internal and external project delivery teams.
PMP (Project Management Professional) or CCM (Certified Construction Manager) certification preferred.
