Assistant Community/Leasing Manager:
The Assistant Community/Leasing Manager provides essential back-up to Community Manager and is primarily responsible for leasing apartments and providing operational support for the day-to-day functions of the property. The Assistant Community/Leasing Manager must exhibit and maintain a high level of efficiency and organization while creating a professional and cooperative environment.
Job Description:
Shows and leases apartments to prospective residents and support the property's marketing plan
Assists Community Manager in collecting rents, resolving tenant problems and handling tenant requests, including ensuring that tenants abide by the terms of their lease
Makes sure model and target apartments are ready to show and maintains a touring route that is clean and orderly
Corresponds with tenants and vendors as necessary
Prepares and processes lease-related correspondence, miscellaneous work orders and notices of non-responsibility
Monitors aged delinquency reports weekly, request payments and prepare default letters under the instruction of the Community Manager
Contacts tenants to collect past due balances
Assists with the day-to-day supervision of maintenance, security, and landscape staff
Works extended hours, including weekends, as necessary to achieve desired results for the property works by themselves a few days of the week or something to that effect
Handle the front desk including answering phones and greeting walk-in customers
Process rental applications
Sign and process leases
Performs other duties as assigned
Minimum Qualifications and Experience:
High school diploma or general education degree (GED);
Position requires 1-3 years property management & leasing professional experience or a related field or and/or equivalent combination of education and experience
Position requires knowledge of Fair Housing laws
Position requires a strong knowledge of telephone and in person sales techniques
Position requires a thorough knowledge of the property and amenities
Must be proficient in MS Word, Excel & Google Drive
Demonstrate experience with property management software (Appfolio, Yardi Etc.)
Position requires math skills such as calculating interests, commissions, prorates, percentages and proportions
Ability to manage multiple tasks simultaneously
Excellent written, verbal and organizational skills
Attention to details and accuracy
Strong interpersonal and customer service skills
Flexible outlook towards task management
Identify prospect and resident needs and assist residents accordingly
Ability to work in fast-paced and sometimes stressful environment
High level of professionalism and self-motivation, must be reliable
Position requires the ability to work unsupervised at times
Ability to speak effectively before groups of customers or employees of organization
Responsible for shopping competitive communities as well as completing a weekly market survey
PHYSICAL DEMANDS:
Physical demands include the ability to lift up to 50 pounds. Employee will be regularly required to sit, stand, walk, crawl, reach using feet, legs, back, arms and hands; talk and hear. Employee may occasionally be required to climb. Employee may be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
