Full Time Storage Manager
The Storage Manager is an energetic, professional, outgoing self-starter who has excellent sales skills, a team player who works well with others. Superb marketing and above average customer service skills. They will aggressively contribute to profitability by developing and maintaining mutually beneficial business relationships and being committed to customer satisfaction. The manager pays close attention to detail and also has light bookkeeping and computer skills.
Job Description:
General management of the office, including but not limited to opening and closing the office on time each day
Effectively communicates with management and fellow employees
All managers report directly to the Regional Property Manager
Maintains all required tenant documentation in a neat and orderly manner as directed by management, the assistant manager must be able to control delinquencies by telephone contact and letters on a scheduled basis including sending out monthly invoices
Maintaining accuracy of petty cash, make weekly bank deposits and preparing daily, weekly and monthly reports as required by management
Understanding of an automatic gate system
Assist in preparing units for auction
Present and rent storage space to walk-in customers
Follow up on reservations from the call center by calling the customer and scheduling a time for them to come and see the unit they are interested in
Clean out vacated units so that they are ready to rent to the next customer
Walk the property to ensure the property is clean and presentable for the customer and owner
Stock & maintain merchandise inventory
Enter invoices that are ready for payment into accounts payable system
Sweep and mop all hallways, clean the bathrooms and take out the trash
Performs other job duties as assigned
Job Requirements:
Position requires 1-3 years property management & leasing professional experience or a related field or and/or equivalent combination of education and experience
High school diploma or general education degree (GED);
Employee must maintain reliable transportation, valid driver's license and valid car insurance
Position requires an adherence of Fair Housing laws
Must be proficient in MS Windows, Word, Excel & Google Drive
Demonstrate experience with property management software (Appfolio, Yardi Etc.)
Position requires math skills such as calculating interests, commissions, prorates, percentages and proportions
Excellent written, verbal and organizational skills
Attention to details and accuracy
Strong interpersonal skills
Ability to work in fast-paced and sometimes stressful environment
High level of professionalism and self-motivation
Position requires the ability to work unsupervised
Physical Demands:
Physical demands include the ability to lift up to 50 pounds. Employee will be regularly required to sit, stand, walk, reach using feet, legs, back, arms and hands; talk and hear. Employee may occasionally be required to climb. Employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
