Indigo Investment Manager Job Description Qualifications

Minimum of five years’ experience as an investment or regional manager with multi-site responsibilities.

Strong leadership and team building abilities.

Self-motivated and self-directed individual.

Exceptional communication skills and ability to effectively interact with ownership representatives.

Proficient in understanding financial statements and creating business plans/budgets.

Possess a working knowledge of property management software (Yardi), Federal Fair Housing, WA, and City of Seattle Landlord/Tenant and LIHTC experience.

Summary of Responsibilities:

Responsible for maintaining the integrity of the physical assets and maximizing the returns from those assets.

Responsible for oversight and compliance management regarding regulatory requirements related to owner’s financing and owner’s mission.

Responsible for supervision, training, and development oversight of all personnel within his/her management portfolio.

Maintains relationships with suppliers, vendors, and others serving the communities within his/her management portfolio.

Duties:

Duties include but are not limited to:

Conduct regular site visits to evaluate the progress and/or needs of the individual communities within his/her portfolio.

Maintaining the physical asset—

Supervises employees and contractors.

Assures adherence to specifications (contractual; operations manual).

Conducts formal site inspections of building interiors and exteriors within management portfolio.

Makes recommendations for physical repairs and/or replacements.

Ensures observance of safety regulations.

Marketing and leasing—

Provides supervisory oversight for team leaders, business managers.

Regularly evaluates market conditions and property comparable.

Evaluates and monitors community’s marketing plan.

Periodically reviews rental applications and lease forms for accuracy and compliance with established policies and procedures.

Revenue management—

Supervises rent collection in accordance with established policies.

Approves and monitors rental rate recommendations for new leases and renewals based on current market information.

Financial reporting and control—

Reviews and helps develop annual property management plan and operating budget.

Reviews all monthly financial reports.

Reviews and approves payments (payroll, invoices).

Approves expenditures in accordance with established policy and procedures.

Administration—

Handles employee selection, training, and control, and assures that all supervised employees comply with the appropriate policies and procedures.

Ensures property files and records are maintained.

Spends agreed-upon percentage of time on obtaining market knowledge, community relations, and asset evaluation.
