DESC is recognized nationally and regionally as an innovator in developing solutions to homelessness.JOB DEFINITION:The Janitorial Supervisor provides direction, oversight, and supervision of janitorial staff working at DESC’s Hobson Clinic, serving formerly homeless adults with disabilities. In addition, the Janitorial Supervisor performs cleaning and minor repair tasks, and coordinates with Housing staff to ensure unit turnovers are completed in a timely manner to allow immediate occupancy of emergency housing units.MAJOR DUTIES AND RESPONSIBILITIES:
Supervise Hobson custodial team including hiring, orienting, training, coaching, supporting and evaluating members of the team. Provide leadership by example, taking an active role in teaching staff members new tasks.
Coordinate the schedules for janitorial staff to ensure adequate janitorial coverage at all times and provide back-up janitorial support as needed.
Coordinate with maintenance, janitorial, and other relevant DESC staff to ensure the timely acquisition of necessary supplies and materials for cleaning, minor maintenances, and other operational needs.
Perform high quality cleaning and minor repair tasks in all areas of assigned facilities, including, but not limited to, individual apartments, common areas, offices, storage and trash rooms, equipment rooms, stairways, elevators, kitchens, laundry rooms, lounges, bathrooms, showers, alleys, sidewalks, roofs, and decks or patios.
Respond to emergencies, initiating emergency maintenance actions, cleaning up debris, water, etc., and contacting supervisors.
Be proficient in the monitoring and use of building fire safety, surveillance, and electronic entry systems.
Create and manage a schedule of unit turnovers, generate and manage related work orders, in close collaboration with the Entry Services leadership team.
Initiate appropriate response to maintenance requests. Generate and track work orders to ensure timely completion.
Complete basic routine maintenance, such as caulking, replacing lightbulbs and switch plates. Repair basic building systems consistent with skill level and as assigned.
Monitor facilities and equipment for damage and unsafe conditions. Enter work orders and report concerns to the Facility Manager. Coordinate with Entry Services staff and/or vendors for repair or extensive cleaning needs or maintenance work not within personal skill level.
Safeguard building and unit keys, never giving anyone access to occupied tenant units.
OTHER DUTIES & RESPONSIBILITIES:
Manage all building operations in the absence of other project and clinical staff.
Ensure all interactions with tenants are consistent with DESC Mission and Core Values.
Participate in staff meetings and trainings.
Other duties as assigned.
RequirementsMINIMUM QUALIFICATIONS:
One years’ janitorial/maintenance experience or one year in an operations role in DESC PSH or shelter program or similar non-DESC site.
Proficiency with using computers and/or electronic work order systems.
Demonstrated ability to successfully coordinate and organize multiple stakeholders to complete complex tasks.
Demonstrated ability to train janitorial staff on how to perform a wide range of janitorial duties, including use of floor cleaning equipment.
Knowledge of basic unskilled maintenance tasks, and ability to assess and triage maintenance requests.
Basic understanding of homelessness and various characteristics of homeless adult population.
Ability to communicate and work effectively with people of diverse backgrounds and identities.
Ability to work effectively with tenants displaying a wide range of unpleasant and/or bizarre behaviors.
Ability to organize workload and complete duties with minimum direct supervision.
Willingness to be flexible and work cooperatively with coworkers to accomplish all responsibilities of the team.

Be able to pass a Washington State Criminal background check.
PREFERRED QUALIFICATIONS:
One year of supervisory experience.
Experience in human services, preferably working with adults challenged by economical disadvantages, homelessness, mental illness and/or Substance Use Disorder (SUD).
Custodial or maintenance experience in a large residential or commercial property.
Current Washington State Driver’s License, insurable driving record, ability to drive agency van and transport tenant.
Bilingual, and/or ability to communicate with diverse languages
