Apartment Maintenance Technician

Viewpoint Apartments, a 90 unit mid-rise apartment community is looking to hire a skilled Maintenance Technician.

Tasks include but are not limited to:

1. Maintenance Planning:

Work with Community Manager and/or Maintenance Supervisor or VP, Maintenance to coordinate and perform unit turnover and maintenance activities of vacant and occupied units and common areas of the property.

Receives, evaluates and appropriately assigns Work Orders to staff members based on the situation at hand.

Independently handles complex or complicated repair orders in units, or coordinates with Maintenance Supervisor and/or VP, Maintenance and/or 3rd party vendors, as needed.

2. Equipment Maintenance & Use:

Maintenance of property equipment (golf cart, blower, vacuum, etc.).

Have own set of basic maintenance tools.

Use of hand tools, power tools and equipment.

3. Troubleshooting & Repairs:

Proactively schedule maintenance activities to stay ahead of potential failures or issue that may negatively affect the property’s livability and/or revenue.

Repairs to plumbing, light and electrical fixtures, sheetrock, flooring, doors, locks, windows, screens, appliances, carpentry, minor landscape fixtures.

4. Inventory Management, Budgeting & Cost Control:

Determine material needs for unit turnover and place orders with Community Manager and/or Maintenance Supervisor approval.

Manage inventory of parts and supplies

5. Safety Compliance:

Properly store chemicals.

Reinforces safety practices with Supervisors and regularly reviews safety requirements with staff members.

Follow procedures for workplace injuries and mitigates safety risks through continuous evaluation of potential risks or concerns on property.

Reporting of health and safety violations to Community Manager.

Manages and responds to safety concerns on property such as cracked concrete, loose railings, uneven pathways, etc. with timely action to remedy the problem(s).

6. Documenting and Reporting:

Keep turnover Status Board up to date.

Reporting of tenant lease violations to Community Manager.

7. Communication:

Communicate with Staff, Residents, Vendors and other Corporate Staff, as needed.

Promote and facilitate positive interactions and relationships among staff members, residents and vendors.

8. Supervision of Vendors:

Supervise activity of maintenance vendors on-site to ensure quality and scope of work.

9. Upkeep of Facilities:

Maintain tidy and organized maintenance shop and/or garage.

Pressure washing sidewalks, buildings and decks, as needed.

Painting, cleaning, pool cleaning & maintenance, gutter & downspout cleaning.

Replacement of HVAC filters, as needed.

10. Training and Development:

Participate in ongoing education and training.

11. Emergency Response:

On-call duty and response to after-hours emergencies.

Proper record keeping of on-call hours.
