In the EHA maintenance department, we take care of our people so they can take care of our buildings and ensure our residents have a safe, healthy place to live and thrive.This position is the maintenance team leader, responsible for the physical performance of maintenance, coordination of resources and reporting of work at the assigned building(s). Such physical tasks include maintaining the property's/properties' curb appeal, completing timely unit turns, completing and documenting building system certifications, custodial work, grounds keeping and pest control. Coordination of resources includes other team members, vendors, materials and supplies. The documentation/reporting includes building system certifications, property asset documentation and maintenance schedule updates.This position is a team member performing skilled work at the Everett Housing Authority's journey level category in several trades. Work involves performing various skilled tasks in the repair and maintenance of equipment and buildings. Work requires proficiency in several trades, with working conditions and the degree of supervision exercised differing according to the location and nature of assignments. Work requires exercising technical independence in determining work methods and procedures.The Everett Housing Authority deems the term journey level to mean the ability to demolish or replace, repair, rebuild and install systems that are contained within the physical assets of the Authority. This is deemed skilled work. This would exclude major systems such as building boilers, large commercial or industrial central HVA/C systems, cooling towers and major electrical work on electrical switch gear, complicated industrial panel systems or specialized proprietary systems such as storefronts and automatic entrance and security systems.MINIMUM REQUIREMENTS TO OBTAIN THIS POSITIONAbility to successfully pass EHA's journey level test in three of the following building trades: electrical, plumbing, heating & ventilation, appliance repair and carpentry.New hires must have four years of proven, paid experience working in three of these trades in order to qualify to take the test.REQUIRED KNOWLEDGE OF/SKILL IN:Basic math skills;Local building codes;Advanced plumbing, electric, and carpentry skills;Electrical wire sizes and the loads they will allow;REQUIRED ABILITY TO:Convert or transition different types of plumbing pipe materialEstimate labor and materials for assigned projectsMake pipe jointsTroubleshoot and repair appliances and building's electrical components and wiringRepair and replace concrete and drywall/sheetrockBasic lock and bolt repair/replaceGain Asbestos Certification within 24 months of hireUnderstand, follow, and give oral and written instructions in EnglishMake decisions without supervisionProvide leadership to subordinate employeesComputer skills that includes use of a PC and a IOS or Windows TabletREQUIRED PROFICIENCY IN USE OF:Backhoe, Air blow gun/ Air Snake, Roofing material, Pro Press, PPE (personal protective equipment), Pipe (ABS, PVC, CPVC, copper, and PEX), Paint, Power tools- (Pneumatic, Electric, and Battery Powered), Blower, Hand tools, Plywood, Tractor, Bed Bug Heat Machine, Hand truck, Pressure washer, Truck Lift Gate, Drain snake, Key machine, Pumps, Van, Drill press, Ladders, Cellphone, Voltmeter, Drop cloth, Lumber, Respirator, IOS/Windows Tablet, Drywall, Masking tape, Rollers, PCLICENSES AND OTHER REQUIREMENTS:Must be personally bondable for insurance purposes;Valid Washington State Driver's license and good driving record;Fair Housing Certification within 6 months of employmentWORKING ENVIRONMENT:This position is required to work indoors and outdoors in all weather conditions and is subject to heavy and strenuous work.
