JOB DESCRIPTION

Summary/Objective:

The Property Manager is responsible for the overall management of an assigned group of properties including but not limited to management of property staff, leasing vacant spaces, reviewing building expenses against building budgets, light maintenance duties, turn management, vendor coordination and management, and acting as an agent of the owner.

Essential Functions:

Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.

Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and owner profit goals.

Attracts tenants by advertising vacancies via industry marketing sites.

Screen prospective tenants following company, state, and local housing guidelines.

Accomplishes financial objectives by reducing economic vacancy (vacancy loss + delinquency).

Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and coordinating repairs, planning renovations, contracting with building vendors (ex. Landscaping, pest control, cleaners).

Accomplishes organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.

Oversee property if applicable.

Manage the Move-In/Move-Out process including resident communication, unit inspections, unit turn work order creation, process move out charges, and handle deposit disputes.

Understand and comply with city, state, and federal Tenant/Landlord Laws.

Owner Reporting on leasing traffic, building conditions, tenant issues, and financial irregularities.

Sets annual budgets for buildings and reviews monthly building expenses for financial irregularities such as high water bills, extra trash, elevator, vandalism etc.

Regular building inspections and follow-up maintenance work order requests.

Completion of maintenance tasks as deemed appropriate.

Support tenant safety and security by reporting safety concerns, or responding to safety concerns as needed

Active participation in the new building onboarding process; setting up accounts, meeting with residents, troubleshooting transition issues.

Understand and manage property management software programs ensuring records are up to date and accurate.

Ensure lease renewals are completed within required timeframes and legal requirements.

Manage internal company workflows pertaining to assigned portfolio (ex. Unit Turns, Leasing Data, Renewals, Deposit Fees)

Resident relationship management including escalations from property staff if applicable.

Manage and ensure work completion for work related to bank , insurance, RRIO, or other types of inspections.

Schedule vendor appointments for work orders unable to be performed by property staff.

Looking for and presenting proposals for new ways/tools/assets to improve productivity and cut costs.

Understand and be familiar with the utility management system and how to explain to residents and prospective residents.

Supervisory Responsibility:

The position may oversee 1 or more property staff within an assigned portfolio (Resident Managers).

Work Environment:

This job operates in a professional office environment and in the field. This role also requires local travel to various properties within the portfolio.

Physical Demands:

This role is very physically active including but not limited to walking upstairs, walking short distances between parking and building.

Position Type/Expected Hours of Work:

This is a full-time position. Workload is seasonal with longer hours required during the busy summer months (June-September). Night and weekend work may be required

Travel:

Local travel to properties

Required Education and Experience

18 years +

High school education.

Experience in customer service.

Proficient in Microsoft Office & GSuite.

Valid Driver's License

Reliable personal vehicle (required to drive to various buildings)

Preferred Education and Experience

Post HS Education

Valid Washington State Real Estate Broker’s License

Experience in Property Management or similar field
