Pillar Communities is looking for a Lead Tech or Maintenance Supervisor to manage the service department in one of our upscale apartment home communities with 111 units. The Maintenance Supervisor is responsible for maintaining the physical condition and appearance of the site, and is attentive to Pillars' goals relating to resident satisfaction and retention.
Diagnose and perform minor and routine maintenance/repair to:
o Electrical and plumbing (including sewer lines)
o Heating systems
o Appliances
o Stairs, gates, fences, patios and railings
o Roofing, gutters and fasteners
o Interior and exterior lights
o Fireplaces
o Ceiling fans
o Gas fixtures and appliances (when applicable)
o Doors, cabinets, windows and sliding glass doors
o Door locks, as well as postal/mail boxes and locks
o Ceiling leaks
o Walls
Inspect vacated apartments and complete make-ready checklist
Inform Community Manager of needed services and repairs
Routinely perform duties to restore apartments to "make-ready" status
Re-inspect vacant apartments after make-ready operations have been completed to determine quality of work performance
Assist in keeping grounds neat and free of litter
Rake, sweep and shovel as circumstances warrant
Maintain accurate records regarding preventive maintenance, service requests received and completed, expenditures, apartment make-ready status, work in progress, etc.
Maintain a positive attitude and professional demeanor with residents and staff at all times
Maintain and leave the apartment in the same condition in which it was found; clean up after all services/repairs
Leave resident notification that maintenance was in the apartment in a visible location
Be aware of the condition of physical property throughout the community and immediately correct unsafe conditions (ie broken steps, open holes, broken/burned exterior lights)
Report all major repairs and requisitions to the Community Manager prior to any expenditure of funds
Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations
Identify all utility meter cut-offs, apartment and fixture cut-offs and sewer clean-outs. Know where to obtain maps indicating same
Regularly perform routine preventive maintenance on equipment (where applicable)
Regularly inspect, clean and maintain all tools in excellent condition
Know and adhere to company policies regarding key control
Review Safety Data Sheets prior to utilizing any chemicals/hazardous materials and ensure that they're available to service staff
Assist in planning and leading safety meetings
Use safety equipment (goggles, masks, gloves, back support belt, etc) as tasks dictate
Know and adhere to all federal, state, and local laws, as well as policies and procedures contained in the manuals issued by Pillar or as otherwise communicated (verbally or in writing) to associates
Represent the Company in a professional manner at all times
Perform all reasonable work-related assignments as requested by supervisor
Skills/ Requirements
In order to qualify for this position, you must possess the following:
2 - 3 years' previous apartment maintenance experience is required
2 - 3 years' experience repairing small appliances is required
Must have exceptional customer service skills
Must have friendly outgoing personality and a positive attitude
Must be able to work at a fast pace, perform duties while under pressure, and meet deadlines in a timely manner to interact/communicate with other associates, residents, visitors and the public in a professional and pleasant manner
Must be able to read, spell, write, and comprehend English at an intermediate level
Must have a high level of accuracy and attention to detail
Must possess excellent organizational skills and the ability to multi-task
Must have the ability to apply common sense understanding to carry out detailed instructions and to deal with problems and situations as they arise
