Job Title: Part Time On-Site Resident Manager – Imperial Crown Manor Apartments (1207 NW 92nd St, Seattle, WA)

Start Date: January 2025

Job Summary: Part-time on-site position responsible for managing the Imperial Crown Manor Apartments (44-unit complex) and to perform on-call duties as necessary. Responsible for managing all building operations including: leasing, unit turnover, building maintenance and tenant relations. Providing excellent customer service. Accountable for being involved in and aware of all building activity. Adhere to all policies and procedures as set forth by Cornell & Associates, Inc.

Maintenance Duties

a) Maintain in a clean and orderly condition all public areas both interior and exterior.

b) Perform minor maintenance duties to best of employee’s ability and advise property manager of maintenance needs.

c) Water landscaped areas as needed and control weeds in beds, lawns, etc.

d) Keep snow and ice off steps, walks and entries.

e) Contact appropriate vendors to keep roof, drains and gutters, free of debris.

f) Check lighting on regular basis to insure all lights are working and scheduled correctly (i.e. timers, sensors, etc.).

g) Order and pick up supplies and equipment as needed.

h) Know location of water and electricity shut-off(s) on the property.

i) Schedule with contractors, suppliers and maintenance people.

j) Test fire alarms as needed.

Administrative Duties

a) Manage in accordance with all fair housing laws, State Tenant Landlord Law

and local ordinances. If Employee(s) violates any such laws or ordinances,

he/she/they shall be liable for the circumstances.

b) Employee(s) is responsible for all monies collected and, therefore, agrees to

accept no cash from prospective or current tenants.

c) Collect and deposit all rents and other charges due from tenants within 24

hours. Resident Manager will make personal contact with all delinquent

tenants and notify Property Manager by the 5th of all outstanding balances.

d) Show and rent available apartments (both vacant and where notice to vacate

has been received). Inspect and insure that all vacant apartments are

immediately prepared for occupancy within five (5) days or advise Property

Manager of any delays.

e) Complete and maintain those records required by Cornell & Associates, Inc.

and mail required paperwork within time limits as prescribed by company

procedures and policies.

f) Serve all notices promptly and in accordance with the law.

g) Respond to inquires, requests and complaints from tenants and maintain

positive public relations with tenants, owners and agents of Cornell &

Associates, Inc.

h) Keep inventory of all tools, equipment and property of building.

i) Perform other reasonable duties which may be required by Cornell &

Associates, Inc. or required under emergency situations.

j) Employ no persons to perform any duties on the premises unless payroll

paperwork has been properly completed and submitted, or they are a licensed

and insured contractor.

k) Attend any meetings of all resident managers hosted by Cornell & Associates.

l) Attend training classes offered by Cornell & Associates within thirty (30) days of employment and any additional training classes as required by Property Manager.

m) To carry an operable cell phone at all times to respond to potential rental applicants and to address emergencies and other related matters.

Compensation

$2,200.00 per month: Rent Allowance to be applied to rental amount of occupied apartment, balance paid as salary. If off-site total allowance would be Salary.

$20.00 per hour for additional hourly work as required and approved by Property Manager, including: general maintenance, painting common areas or apartments, cleaning apartments.

Experience Required

Strong maintenance skills required. Excellent customer service skills. Requires basic computer skills and daily access to the following: email, internet (i.e. craigslist), Microsoft Word and Excel. Knowledge of property management business and procedures preferred. 3+ years of Resident Manager or Leasing Agent experience preferred. Must pass screening, including background check.
