We are seeking an experienced and responsible on-site resident manager (or couple) to oversee the day-to-day operations of a 37 unit apartment building in downtown Centralia. The successful candidate(s) will be responsible for ensuring the safety and security of the property, maintaining high occupancy rates, and providing exceptional customer service to tenants. The time commitment would be between 10-15 hours a week on average.
Responsibilities:
-Maintain the property's physical condition, including addressing repairs and maintenance issues in a timely manner
-Manage tenant move-ins, move-outs, and lease renewals
-Ensure tenant compliance with lease agreements and community policies
-Respond to tenant inquiries and complaints in a timely and professional manner
-Enforce building rules and regulations
-Develop and maintain positive relationships with tenants and the community
-Manage vendor relationships and negotiate contracts for building services
-Maintain accurate records of building activity and submit reports as required
Qualifications:
-Minimum of 2 years of property management experience
-Handy Skills are a must
-Strong communication and interpersonal skills
-Ability to manage multiple tasks and priorities simultaneously
-Proficient in Microsoft Office, G-suite, and property management software (preferably appfolio)
-Basic Knowledge of landlord/tenant laws and fair housing regulations
-Available to work weekends and evenings as needed
-Ability to live on-site and respond to emergencies outside of regular business hours
Compensation:
This is a Part-Time, on-site position that includes a free apartment plus a stipend.
