I hope to engage one or two experienced and hard working Property Manager(s), to manage our small property portfolio.
We manage seven buildings, with 158 units from our office on Mercer Island. We have an 8 unit new apartment building under construction on lower Queen Anne. We have high vacancies at one of our lower Queen Anne building, and at our office building in Ballard.
I am working around 70 hours each week, and cannot continue like this. I would like to gradually slow down and the successful candidate(s) can take over from me.
1) I have been managing this portfolio by myself for the last 6 years.
2) We use Appfolio.
3) We have one part time bookkeeper.
4) We have one maintenance technician. I would like a second maintenance technician.
5) Grounds keeping, common area cleaning, and unit cleaning are contracted out.
6) If maintenance is unable to do a turn, we work with contractors.
7) I have been doing all the showings.
8) Time management is key. Please be available on the weekends for showings or for emergencies.
9) Most paperwork can be performed remotely, but please plan on at least one visit to office each week to approve and pay invoices, and to meet for review, questions, and for planning.
10) This is a full time 1099 position with no benefits. You would need a UBI number and Dept of Revenue registration that cost $70 per year.
