Redside Partners, LLC is seeking experienced Maintenance Technicians for their managed Seattle metro-area apartment buildings. We are currently offer a $1K signing bonus.
The Maintenance Technician will perform various maintenance duties for residential units including basic plumbing, electrical, painting, appliance repairs, preparing units for new tenants, and other tasks as needed, all the while providing exceptional service while assessing and repairing the properties.
Position Duties and Responsibilities:
Responds to resident work orders, staff requests, and concerns in a timely and professional manner.
Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. and light plumbing work, such as clearing stoppages, replacing fittings, etc.
Perform carpentry work, such as fitting doors, freeing windows, as well as exterior and interior painting.
Replace screens, garbage disposals, fixtures, appliances, blinds, locks.
Assist in apartment move-in and move-out inspections as requested and assist the Maintenance Supervisor, Property Manager and/or onsite managers in vacant apartment inspections. Complete unit turn process of vacant apartments as directed.
Have knowledge regarding water and gas meter shut-offs, all apartment and fixture shut-offs, and sewer clean-outs.
Keep accurate records regarding work orders, work performed, purchase orders, and perform scheduled maintenance as needed.
Report any maintenance or resident related concerns to manager in a timely manner.
Periodically inspect all building exteriors and common areas, performing repairs and janitorial assistance as needed. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
Attend and participate in maintenance meetings as required. Be aware and operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times.
Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.
Perform other duties as assigned.
Qualifications, Skills, Experience:
2 years minimum apartment building maintenance work experience.
Strong mechanical aptitude.
Basic electrical skill and comprehension.
Excellent time management and work prioritization.
Proficient computer skills using property management applications, email, and smart phones. Experience with AppFolio a plus!
Strong interpersonal, organizational, communication, and problem-solving skills.
Dedication to punctuality and professionalism.
High school diploma or a commensurate degree with trade school an added advantage.
Ability to read and comprehend work orders, maintenance and company rules as well as equipment manuals.
Efficient skills in contributing to routine correspondence and accurate time keeping.
Persistently engages a professional polite attitude when relating with coworkers, the general public and residents.
Engages in open, effective communication with property management team
Willingness to pitch in and work in areas other than strictly repair maintenance.
Requires the ability to read, speak and comprehend work instructions and safety notices in the English language. Additionally, a reliable vehicle, valild driver license, and proof of insurance is required.
Working Conditions:
Working in a maintenance environment may mean exposure to dust, fumes, solvents, variable light conditions and noise, as well as inclement weather.
Must be able to work evenings, weekends and holidays if required for emergency, on-call or scheduled shifts.

Pay: $25.00 - $34.00 per hour
