WE WANTED TO ENGAGE an experienced, and honest Superintendent/Project Manager to take charge of an incomplete 8-unit apartment project, located at 519 Ward Street, Seattle, WA 98109.
This is a 1099 position. please include all your desired benefits in your compensation request.
BELOW IS OUR SAD STORY
We started excavation in December 2023, with completion targeted for Aug 2024.
Based on actual expenses, we are 35% completed as of end of September 2024.
Former Superintendent resigned after ten months of construction, and twelve months on the job. Concrete sub and framing sub caused much delay and quality problems.
The concrete foundation and framing is completed. Corrections are being performed. We hope to have roof waterproofing installed before the end of Oct 2024. The basement slab had trenches formed and later dug to accommodate plumbing lines. It is quite messy.
Elevator is already in Washington and we are paying the elevator storage fee. Windows are on site.
Engineer plans for plumbing, electrical, fire alarm and HVAC are work in progress. The other challenge is we need to bring 3 phase power from the east side of Taylor Avenue North to our site on the west side of Taylor Avenue North.
We do not have plumbing or electrical permit. We have signed contracts for foundation, with framing crew to complete framing punch list and to install Densglas, elevator, roofing, plumbing, insulation, fire protection, and gypcrete.
We do not have contracts for the other trades.
George Ma is owners’ representative and commits to
1) Transparency and honesty in all matters.
2) Prompt payments to all trades provided work is performed properly.
3) Prompt decisions as needed from ownership group.
George Ma is weak on construction matters.
George Ma asks for following from candidate:
1) Honest commitment to complete the project.
2) Establish a new budget, and timeline.
3) Obtain bids from trades to finish the project within the agreed budget.
4) Ensure good quality in the finished project. Owners desire to keep the project as income property. Longevity and durability are high priorities.
5) Do not overpay trades. This was one of the problems.
6) Offer direction and control over trades so we can complete project to meet the new schedule.
7) Maintain good records.
A substantial amount of work remains to be done, but this would be a fine feather on your cap.
