PROPERTY MAINTENANCE TECHNICIAN

The Maintenance Technician I is responsible for maintaining Prime Urban Properties’ portfolio with a focus on balancing efficiency, quality workmanship, and cost savings while helping to further the goal of exceeding the industry’s apartment and office building maintenance standards. The ideal candidate works autonomously and as a team, as needed. They understand construction as well as the apartment turnover process and their standards are high.

Responsibilities:

Maintain our property portfolio aesthetics, condition, and functionality to preserve value and reduce vacancy.

Adhere to schedules and protocol for completing work orders.

Perform apartment turnovers.

Provide exceptional customer service to tenants.

Maintain positive working relationships with coworkers and vendors.

Inspect properties and report issues to property managers.

Record and document time, work order notes, mileage, and on-call reports.

Respond to after-hours on-calls from tenants on a rotation (one week every four to five weeks, training provided).

Skills:

Good understanding of various time keeping and maintenance work order applications, or the ability to learn quickly.

Knowledge of general maintenance processes, tools, and methods.

Manual dexterity and problem-solving skills.

Good physical condition and strength with an ability to work overtime.

Proven experience as property maintenance technician - at least two years of experience is preferred.

Basic understanding of electrical, plumbing, HVAC, and carpentry is preferred.

Working knowledge of common appliances and devices like thermostats, ceiling fans, light ballasts, etc. is preferred.

High school diploma or equivalent; Certificate in HVAC, building maintenance technology or relevant field is a plus

This position starts as a Maintenance Technician and evolves to match your strengths and skills. Some weekends are required (when turnovers or on-calls occur), must have a valid drivers license and insured, reliable vehicle. All properties are in the Madison area; must live within a 30 minute drive from downtown Madison.
