This at-will position is responsible for the overall Organization and scheduling of multiple projects on multiple sites, including, but not limited to, performing maintenance functions, supervising and assigning job tasks to service staff, ordering or purchasing materials/supplies, supervising outside contractors, scheduling completion of interior/Exterior Renovations, developing and coordinating a preventive service program, and other duties as assigned by the Capital improvement manager.

ESSENTIAL FUNCTIONS:

The following list of functions is descriptive of the work to be performed but it should not be construed as an exhaustive list of responsibilities, functions, or tasks that the job may require.

+ Responsible for all aspects of property renovations, including managing and directing the service team, on inhouse work.

+ Coordinates, performs, directs and inspects the work of team members and outside contractors in apartment renovation and service.

+ Coordinates, performs, directs and inspects the work of team members and outside contractors in performing structural repairs to masonry, plumbing, woodwork, and the furnishing of the buildings.

+ Coordinates, performs, directs and inspects the work of team members and outside contractors engaged in grounds service or correction of any hazard.

+ Obtains bids for work from outside contractors. Assembles, analyzes, and submits bids to leadership for action, and provides oversite of purchase order requests and invoice processing.

+ Inspects facilities and equipment to determine need and extent of service, equipment required, and type.

+ Studies production schedules and estimates worker hour requirements for completion of job assignment.

+ Responsible for and participates in the creation of a safe workplace for self and team, with a goal of zero work related injuries. Conducts safety meetings and is responsible for ensuring compliance with all Hazardous Materials and SDS requirements.

+ Establishes or adjusts work schedules to meet company goals and expectations, and unexpected urgent response

+ Initiates or suggests plans to motivate team members to achieve community goals.

+ Coordinates and maintains a preventative service program that minimizes requirement for outside vendors and emergency repairs.

+ Relays information regarding general property appearance and condition to the Community Director.

+ Manages the inventory of “ready” apartments to support the community’s sales and marketing efforts and inspects ready apartments for move-in quality.

+ Contributes to team effort.

+ If in Utah or Colorado, assists with snow removal.

+ Assists with other duties as assigned.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. Minimum Qualifications:

+ High School Diploma or general education degree (GED), EPA Certified (type 1 and 2) with 3-5 years related experience and/or training; or equivalent combination of education and experience. (EPA certification is not required for properties without AC units).

+ Ability to read and interpret documents and write routine reports and correspondence, and knowledge of Excel (Spreadsheets).

+ Ability to speak effectively with customers and other team members; deal effectively with co-workers and the public.

+ Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals.

+ Ability to problem solve.

+ Excellent customer service skills, team management, and the ability to lead and develop a team.

+ Experience in repairing and/or maintaining at least most of the following: electrical systems, plumbing, appliances, flooring, carpentry, heating and air systems, and Framing.

+ Ability to operate various hand and power tools safely.

+ Walk, stand, and kneel for prolonged periods, climb a ladder.

+ Ability to maintain schedules for multiple projects.

+ Must have reliable transportation. Will be traveling from Fresno to Hanford
