Project Manager - Residential/Commercial Construction

Meagher Builders is a growing residential & commercial builder seeking an experienced construction Project Manager to be based in our South Lake Tahoe office. The Project Manager has responsibility for all aspects of the construction lifecycle including budget & schedule development, client & subcontractor contract management, coordination with the design team, construction materials procurement, allowance & change order management, project accounting & invoicing, and client communications.

Responsibilities:

- Create realistic & achievable project cost estimates, budgets and timelines

- Collaborate with with all project team members & stakeholders to produce results consistent with scope of work and drawings

- Conduct pre-construction planning and review activities

- Contract management for clients, subcontractors, and suppliers

- Project permit coordination

- Obtain & document owner selections, specifications, and decisions in accordance with the project schedule; advise and consult with owners as needed

- Maintain physical and electronic project files with all current construction documents & specifications

- Review & approve project expenses against bid documents and budget

- Client billing in coordination with company operations manager

- Track all changes to original scope of work and submit change orders to clients for written approval

- Create materials take-offs

- Order materials & equipment from vendors and suppliers in coordination with superintendents

- Create weekly schedules for jobs, field crew, and subcontractors in coordination with superintendents

- Maintain a daily log of job site operations

- Execute weekly job costing reviews and overall job performance evaluations

- Provide clients with regular status reports & progress updates

- Excellent Communication: Ability to articulate thoughts verbally and in writing. Ability to read body language and understand what is not being said. Ability to use technology to enhance communication to client and subcontractor/supplier partners.

- Process Oriented: Ability and willingness to follow company processes. Assist in improving and adapting company processes when needed in an effort to strengthen the company and be a part of the team.

Desired Skills & Experience:

- Minimum of 3 years of Project Manager experience that includes high-end custom homes

- Ability to read construction plans and drawings

- Ability to accurately estimate new construction and remodel projects

- Understand the value of following company processes and show a willingness to develop & improve processes as part of the team

- Expertise in managing a construction team including work schedules, progress tracking, and resource allocation

- Experience in managing construction budgets

- Experience in issuing RFP’s and analyzing written proposals for work

- Experience with Prime Construction contracts and Subcontractor Agreements

- Experience in creating materials take-offs

- Experience in management techniques that are cost-effective and efficient

- Highly self-motivated and able to independently solve problems

- Strong knowledge of Microsoft Excel, Word, DocuSign, and general computing skills

- Experience with markup tools (Bluebeam) and modelling software (Sketchup) desirable

- Strong oral and written communication skills

- Continuous learner with an ability to retain new knowledge & skills

- Team player with a positive attitude and ‘can do’ approach
