Property Maintenance

The Groves On Foothill is currently looking for a maintenance person. The Community Maintenance Technician was established for the purpose(s) of providing maintenance services as needed and/or assigned; assisting in a wide variety of maintenance activities; addressing immediate operational and/or safety concerns; assisting skilled trades; and ensuring that tools, materials and vehicles are maintained in good working order and are available at job site when needed.

Hours: Monday - Friday 9:00am - 5:00pm

Maintain the cleanliness of the park-

Ensure that the trash enclosures are clean, sanitized and free of all items off the floor.

Breakdown all large items dumped in the trash enclosures-log and contact manager with large item pick up sheet when needed

Ensure that all common areas are clean and free of debris

Unlock and lock facilities;

Perform a wide variety of general and semiskilled maintenance activities (e.g. carpentry, painting, electrical, lawn care, irrigation, plumbing, changing meters as needed, etc.) for the purpose of completing projects within established time frames.

Prepare written material (e.g. repair status, activity logs, etc.) for the purpose of documenting activities and/or conveying information.

Perform inspection of the park, notify manager of violations throughout the community

Maintain the shop area, always keep it clear and clean

Communicate effective with landscaper- monthly landscaping walk with supervisor

Oversee all maintenance logs, ensuring they are currently up to date. Properly log all gas meter information needed to keep park files updated

Collect and log all vendor insurance. Make sure every vendor has current insurance

Make home depot runs when needed for supplies and materials.

Order supplies. Maintain equipment log

10 mandatory gas meter replacements per year -maintain gas log

Properly maintain the Rental units to management/owners’ standards

Respond/complete to work orders in a timely manner

Make units turnkey ready

Repair birdbath when needed

Cleaning common area facilities; as applicable

a. Clubhouse- clean floors- wet mop, sweep, vacuum, clean windows and window covering as needed

b. Restrooms- sanitize, replacing toilet paper, paper towels, and soap

c. Pool area- clean pool furniture, wash down pool deck

d. Laundry facility- wet mop floors, clean lint from dryers

f. Kitchen- clean stoves, remove all grease build up, wipe down counters

Street lights must be inspected in the evening on a weekly basis

Inspect all block walls, fences, and gates on regular basis;

· Excellent listening and comprehension skills required

Candidates must also:

- Be able to read, write and speak English

- Pass a Drug/Background screening

- Possess strong communication/customer services skills.

- Possess a valid driver license

- Possess valid proof of insurance
