Seeking an experienced resident manager to live on-site and run day-to-day operations for a well-maintained 20-unit apartment building in Torrance, CA (90503). Building is owned by hands-on landlords who will help bring the successful candidate up to speed on what is needed to be a successful manager.
The essential responsibilities of the Manager include but are not limited to the following:
-Performs general residential management duties.
-Completes move-ins of new residents, including executing leases.
-Shows rental units.
-Performs light maintenance such as changing light bulbs, clearing stoppages, picking up litter throughout the development and transporting items, which may include light lifting.
-Maintains effective working relationships with employees and residents.
-Completes and assists with biannual estoppel letters with tenants.
-Conducts scheduled apartment inspections.
-Enforces all applicable provisions under the lease agreement, reports lease violations and/or criminal activity and counsels residents regarding lease compliance.
-Monitors/manages outside vendors working on on-site projects
-Performs clerical functions and keeps records and files up to date and organized.
-Operates office equipment.
-Monitor and ensure accuracy of monthly rent reports.
The candidate must be patient, understanding, energetic, enthusiastic, reliable, hardworking, possess good communication and customer service skills, and be able to work independently.
High school graduation (or have GED equivalency), and at least three (3) years of professional property management work experience demonstrating superior customer service. References will be verified
Depending on the experience of the manager, they may receive:
a rent reduction given in exchange for the dollar value of the resident manager’s services;
