Description We are offering a contract to hire employment opportunity for a Real Estate Manager in Los Angeles, California. The role involves managing commercial properties, ensuring compliance with policies and regulations, and overseeing marketing operations. This position requires an individual who can effectively communicate with multiple stakeholders, including property owners, tenants, and vendors.Responsibilities: Oversee the management of a portfolio of commercial office buildings, ensuring services are provided in compliance with policies, procedures, regulations, and contractual obligations. Handle financial activities related to the properties, including the development of annual budgets for operating and capital expenses, financial reporting, and variance analysis. Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Negotiate new leases and lease renewals, as well as early terminations of leases. Coordinate tenant move-ins and move-outs in collaboration with the tenant improvement department. Maintain accurate customer credit records and process customer credit applications. Work with vendors to implement specific repairs or changes, as well as develop contracts. Act as the primary contact with property owners, ensuring their objectives are being met. Inspect properties regularly, recommending and/or approving alterations, maintenance, and reconditioning as necessary. Ensure rent collection and expense payments are in compliance with lease terms. Requirements Demonstrated expertise in real estate management and operations. Strong communication skills, both written and verbal. Proven track record in marketing real estate properties. Familiarity with relevant procedures, policies, and compliance regulations in the real estate industry. Experience in planning processes, reviewing contracts, and negotiating with vendors. Ability to perform ad hoc financial tasks, including expense reporting and financial reporting. Comprehensive understanding of property and capital management. Ability to resolve issues efficiently and effectively. Experience in creating and managing annual budgets. Proficiency in variance analysis, terminations, recovery, settlements, and tenant management. Familiarity with real estate regulations and laws. Ability to work independently and as part of a team. Excellent problem-solving and decision-making skills. Proficiency in Microsoft Office Suite and real estate management software. Bachelor's degree in Real Estate, Business Administration, or related field is preferred.
