Full-Time PROPERTY MANAGER for LARGE RESIDENTIAL PROPERTY in SACRAMENTO, CA.
The Residential Property Manager attends to the day-to-day operations of his/her assigned property in the areas of: Tenant Relations, New Move-Ins, Collecting Paperwork, Maintenance Administration, Rent Collection, Marketing/New Resident Identification and Processing, General Administration, Staff Supervision, and Reporting.
This is a TAX CREDIT Property entailing working knowledge and direct experience in Affordable Housing (Tax Credit Program).
Responsibilities and Duties:
1. Assists with maintaining occupancy and delinquency rates.
2. Maintains and updates list of all available rental units.
3. Ensures the property provides an exceptional living environment for the residents.
4. Completes all lease applications and assists in rent collection.
5. Serves appropriate notices regarding rent increases, delinquent rent and other lease infractions.
6. Performs apartment move-in and move-out inspections as scheduled.
7. Greets prospective tenants and takes them on a tour of the community and the available units when needed.
8. Maintains traffic reports and follow-ups on all prospects.
9. Helps participate in resident functions.
10. Maintains and enforces guidelines under the Fair Housing Act.
11. Updates reports for the Property Supervisor / Senior Management, as required.
12. Supervises leasing and maintenance staff.
13. Performs routine physical inspection of the property and reports service needs to maintenance staff.
14. Assists leasing consultants with training, motivation and role-playing when needed.
15. Provides leasing support with follow ups on leads through telephone inquiries and guest cards.
16. Prepares weekly traffic/renewal status reports.
17. Works closely with the Company's Compliance Specialists, as needed, particularly with Annual Re-Certifications (ARs).
Required Experience, Skills and Qualifications:
1. At least two (2) years of experience in managing a large apartment community/property (90+ units).
2. At least one (1) year of direct experience in Affordable Housing (Tax Credit Program) and must be well-
versed in CTCAC, Initial Certifications and Annual Re-Certifications (ARs), along with working knowledge of
Fair Housing Rules and Regulations and Section 8/Housing Choice Vouchers.
3. Proficient in YARDI and MS Office Suite (Word, Excel, Outlook and Powerpoint).
4. High School graduate.
5. Assertive, with excellent interpersonal and communication skills.
6. Must project a professional appearance at all times.
