MAINTENANCE COORDINATOR for PROPERTY MANAGEMENT CO.

A growing property management company in Pacific Beach, is seeking a qualified Maintenance Coordinator which will be responsible for providing administrative support to the maintenance manager, procurement, stock control, approving invoices from external vendors, and contributing to the successful and efficient operation of the Maintenance Department at Shore Management, Inc. Primary responsibilities include, but are not limited to:

Duties will include:

Providing administrative support to the maintenance manager.

Oversight of external vendors to include gathering estimates, communicating with owners to get approval, scheduling work, ensuring completion of work, and approving invoices for payment.

Procurement of maintenance supplies, including identifying the most cost-effective and reliable sources, and ensuring supplies are being deployed in the field appropriately and effectively.

Coordinating access and scheduling appointment times with tenants that submit service requests & work orders.

Communicating with maintenance team and techs on anything that impacts their daily jobs duties.

Reviewing and approving external vendor invoices to ensure accuracy and timely billing to appropriate party.

Assist in performing property inspections.

Processing and posting tenant notices.

Performing pre-move out inspections with tenants.

Facilitating correspondence with HOA management companies as it related to maintenance matters.

Enforcing company’s rules and regulations on a per property basis

Coordinating maintenance visits and service calls

Arguing company’s positions in small claims court

Processing and reporting property analytics and timeline reports on a weekly basis.

Flexible schedule to handle property emergencies that occur after hours.

Applicant must have the following attributes & experience:

5+ years working in property management.

2+ years working in property maintenance.

Must be knowledgeable in Fair Housing Laws

Experience in Appfolio Software is REQUIRED.

Well-organized with the ability to keep sensitive information secure and confidential.

Self-starter with excellent time management skills.

Excellent communication skills, both written and verbal.

Quick-to-action and strategic problem solver.

Task-oriented with a hard-charging attitude.

High degree of attention to detail, very organized and trustworthy.

Requirements:

Must be able to complete an I9 form and eVerfiy.

Proof of eligibility to work in the U.S. (Valid CA Driver's license, Social Security card, or Permanent Resident Card).

Must have your own reliable daily transportation with a clean driving record.

Must be able to read, write and communicate and follow instructions in English.

Education: High school or equivalent (Preferred)

Compensation & Benefits:

$25.00 per hour (full-time position)

40 hours of paid time off.
