Regional Portfolio Manager - San Diego County
RESPONSIBILITIES:
Responsible for the overall operations of assigned assets.
Implement marketing strategies and update pricing and specials on websites , ILSs and Craigslist on a regular basis.
Ensure that all leads are being followed up by the On-Site Managers.
Process rental applications and prepare lease documents and required addendums.
Review service requests and forward them to the appropriate vendor.
Hire, oversee and evaluate staff.
Monitor compliance with federal, state, and local regulations as well as Cazador Management’s policies and procedures, etc.
Review Delinquency Report, and process and serve legal notices as appropriate.
Conduct regular site visits and inspect turnover and renovation units to prepare them for leasing.
Supervise, train, and hold On-Site Managers accountable.
Enforce safety standards and training for staff
Prepare and implement a budget.
Negotiate vendor contracts.
Manage access control for buildings and units.
Review vendor invoices and enter them in the system for payment processing.
Prepare a weekly summary for the supervisors outlining the leasing results and open items at each asset.
Any other tasks as requested by your supervisors.
QUALIFICATIONS:
The Regional Property Manager will have the following qualifications:
Minimum 5 years’ experience in multifamily housing property management
Working knowledge of all aspects of property management, accounting, collections, marketing, etc.
Understanding of financials, budgets, and HUD regulations.
Strong organizational skills
Customer service - common courtesy and good communication skills
Works well with minimal supervision and direction.
Leadership and supervisory skills.
Workdays, evenings, and weekends as needed.
Ability to train and evaluate others.
Computer skills – AppFolio, Word, Excel, Outlook, etc.
Resident relations
Vendor contract negotiations.

While largely sedentary, this position requires the ability to sit, stand, and lift up to 20 lbs., speak, and hear, sometimes for extended periods of time
Requires the ability to use a computer and office equipment traditionally found in office settings
Requires the periodic ability to travel regionally, on behalf of the company.
