Mission of the Position: Wolfe & Associates Property Management division manages residential, commercial, and mixed use properties in Santa Barbara and Ventura Counties. The Assistant Property Supervisor under the direction of the Property Supervisor handles a multitude of administrative and in field tasks. Maintaining positive relationships through responsive communication with property owners, tenants and residents is a top priority. Proactive property care, safety, property condition and curb appeal are also essential.
Essential Duties and Responsibilities:
Tenant and resident communication, notices and relations
Perform exterior, semi-annual interior, and move out inspections
Enter work orders
Complete security deposit reconciliations
Project scopes, bidding and coordination
Assist with leasing: marketing, lease drafting, application processing
Back up for front office – handling phone and walk-in traffic
Overtime in June required
Emergency on call approximately 6 weeks per year
Meeting with vendors and in-house maintenance techs
Meeting and collaborating with onsite managers (if applicable)
All other duties as requested by Property Supervisor
Qualifications:
Communication - Both written (emails, notices) and verbal (phones calls resident inspections).
Organization – Juggling tasks, managing schedules, keeping records is a big part of the job.
Customer Service – Dealing with residents, vendors, and potential clients
Problem Solving – From leaking faucets to tenant disputes
Tech Skills – Proficiency with property management software, Microsoft office and online platforms
Attention to Detail - Accuracy matters when it comes to leases, payments, and maintenance requests.
Time Management – Being able to prioritize tasks and meet deadlines is a must.
Knowledge of Property Management: Familiarity with fair housing laws, lease agreements, and basic maintenance is a plus.
Customer service experience is required
Available to work full time, Monday through Friday, 8:00 to 5:00 and overtime as needed (Especially in June)
Proficient with MS Outlook, Word and Excel
Previous property management experience preferred but not required
Clean DMV record
Working vehicle and current auto insurance
Great administrative, organizational, and people skills required
