About the Job:

The Portfolio Accountant ensures the financial reporting of Gaetani Real Estate's portfolio of properties is timely and accurate. This includes a detailed review of monthly financial statements, and general ledge, along with overseeing daily transactions. The ideal candidate is detailed, trustworthy, and committed to working with a team of dedicated accountants.

Full-Cycle Accounting:

Manage day-to-day accounting for an assigned portfolio of residential and commercial properties.

Prepare and analyze monthly, quarterly, and annual financial statements

Handle accounts payable, including reviewing invoices, accurate coding, and timely payments.

Monitor cash flow, and resolve discrepancies.

Ensure smooth transitions during onboarding or offboarding properties, including setting up or closure.

Tenant and Client Relationship and Management:

Generate and distribute monthly financial statements to owners.

Establish and maintain positive tenant/vendor relations to resolve outstanding items.

Manage cash flow at the property level, including loan payments, insurance payments, and owner distributions.

Review lease agreements to ensure accurate billing of rent, operating expenses, and other tenant charges.

Monitor and reconcile tenant accounts, including rent rolls, security deposits, and CAM/RUBS charges.

Monitor tenant delinquencies and work with property managers to address outstanding balances and returned Non-Sufficient Funds.

Collaboration and Communication:

Act as the primary accounting contact for assigned property manager, maintaining clear and timely communication with tenants and owners.

Coordinate with property managers to resolve tenant billing issues and discrepancies in a timely manner.

Provide guidance on financial questions and concerns.

Assist with annual budgeting and forecasting processes.

Best Practices:

Ensure compliance with GAAP, trust accounting guidelines, and company policies.

Prepare San Francisco tax filings and 1099 forms.

Stay updated on local and state regulations impacting property management accounting.

Support year-end audits with necessary documentation and assistance.

Assist with ad-hoc projects as needed

Qualifications:

Bachelor’s degree in Accounting, Finance, or a related field.

3+ years of experience in property accounting or real estate finance.

Experience with commercial or residential property management accounting.

Strong understanding of GAAP and real estate financial reporting.

Accrual and Cash Accounting experience is required.

Knowledge of local and state regulations related to property management.

Proficiency in real estate accounting software and Microsoft Excel.

Excellent organizational, verbal and written communication skills with the ability to collaborate effectively with cross-functional teams.

Ability to manage multiple priorities and meet deadlines.

Detail-oriented with a high level of accuracy in work output.

Accuracy and timeliness in completing the workload is required in this position.

Familiarity with lease accounting principles and lease administration processes.

Experience with CAM reconciliations and trust accounting.

Ability to take initiative, comfortable with problem-solving and able to present possible solutions to manager for feedback
