THE POSITION
EAG Studio is seeking a technically fluent, detail-oriented, and highly organized Project Manager / Construction Manager to join our growing practice. This role works closely with the Principal and collaborates with our architects, designers, consultants, and construction partners across a diverse portfolio of residential and commercial projects. The position bridges design intent with real-world execution, combining rigorous project oversight, proactive field coordination, and hands-on construction management. As a Project Manager / Construction Manager at EAG Studio, your responsibilities will include:
Leading projects from design development through construction administration and close-out
Developing and maintaining project schedules, budgets, scopes, and work plans
Coordinating consultants, engineers, contractors, and specialty trades
Managing permitting workflows, agency coordination, and jurisdictional reviews
Reviewing construction documents for coordination, constructability, and design intent
Overseeing bidding, contractor selection, contract administration, and change management
Tracking RFIs, submittals, shop drawings, substitutions, and field directives
Conducting site visits, field verifications, and construction observations
Identifying and resolving on-site issues proactively to minimize schedule or cost impacts
Serving as a primary point of contact for clients, ensuring clarity, accountability, and trust throughout the process
Collaborating closely with EAG Studio’s architects and designers to ensure seamless transition from concept to built work

Coordinates and reviews Revit drawing sets for completeness, clarity, and consistency

Assists with permit submissions, resubmittals, and jurisdictional coordination as needed
Tracks RFIs, submittals, substitutions, and construction changes methodically
Collaborates closely with architects, interior designers, landscape designers, engineers, and consultants to resolve design and construction issues

RESPONSIBILITIES
The Project Manager / Construction Manager plays a central role in the end-to-end planning, coordination, and execution of multiple residential and commercial projects. This position is responsible for translating design intent into built reality through disciplined project controls, proactive communication, and hands-on construction oversight.
PROJECT PLANNING & PRE-CONSTRUCTION
Lead projects from design development through construction administration and close-out
Develop and maintain project schedules, scopes, budgets, and work plans
Coordinate consultants, engineers, and specialty trades during pre-construction
Support feasibility studies, cost estimating, constructability reviews, and phasing strategies
Assist with permitting strategies, agency coordination, and jurisdictional submittals
DOCUMENTATION & TECHNICAL COORDINATION
Review and coordinate architectural and consultant drawing sets for accuracy, completeness, and constructability
Ensure alignment between design intent, construction documents, and field execution
Track and manage drawing updates, revisions, and issued sets
Maintain project specifications, logs, and documentation standards
Collaborate closely with architects and designers to resolve technical and coordination issues
CLIENT AND STAKEHOLDER COMMUNICATION
Serve as a primary point of contact for clients throughout design and construction
Participate in client meetings, presentations, and site walks with clarity and professionalism
Translate client feedback, agency comments, and field conditions into actionable next steps
Proactively communicate schedules, milestones, risks, and decision points
Build productive working relationships with contractors, consultants, and vendors
CONSTRUCTION ADMINISTRATION AND FIELD WORK
Conduct regular site visits, construction observations, and field verifications
Coordinate with general contractors and subcontractors to resolve RFIs and field issues
Review submittals, shop drawings, substitutions, and mock-ups for compliance with design intent
Manage change orders, cost impacts, and schedule implications
Lead punch list walks, track close-out items, and support project turnover
PROJECT CONTROLS AND MANAGEMENT
Manage multiple active projects simultaneously across different phases
Track budgets, schedules, deliverables, and approvals with consistency and accuracy
Maintain organized project files, correspondence, and logs using cloud-based systems
Identify risks early and propose solutions to maintain momentum and quality
Ensure firm standards for documentation, coordination, and communication are upheld
STUDIO CONTRIBUTION AND CULTURE
Support refinement of project management workflows, templates, and best practices
Contribute to continuous improvement of internal systems and processes
Participate in team meetings, coordination reviews, and internal critiques
Represent EAG Studio with professionalism, accountability, and design sensitivity
Support studio organization and operational consistency as needed
This is a full-time, in-office role based in our SOMA studio. Hours are flexible within reason, provided they are consistent and support team coordination.

Our bright, well-equipped studio on Folsom Street features height-adjustable desks, high-performance computers, a kitchen and lounge, and a roof deck. We are close to major transit and freeways, as well as the Design Center and the SF Building and Planning Department
Seventy-five percent of our work is in San Francisco, with the remainder in nearby jurisdictions. This role includes local site visits and in-person collaboration. To foster strong synergy between the team, remote work is not available except in rare circumstances.
REQUIREMENTS
TECHNICAL AND SOFTWARE SKILLS
Proficiency with Google workplace ecosystem required, with the ability to review, coordinate, and mark up architectural drawing sets
Strong understanding of construction documents, details, and drawing coordination
Familiarity with digital collaboration and graphic tools (Bluebeam, Dropbox, Foxit, Google Drive, etc)
Ability to interpret and communicate design intent clearly through drawings, sketches, and written documentation
Strong understanding of budgets, construction costs, value engineering, and cost impacts of design decisions
PROJECT MANAGEMENT AND ORGANIZATION
Proven ability to manage multiple projects, schedules, and deadlines concurrently
Highly organized, with strong systems for tracking scopes, budgets, schedules, RFIs, submittals, and approvals
Comfortable working within cloud-based project management environments (Google Workspace and similar platforms)
Proactive, solution-oriented problem solver who operates effectively with minimal supervision
Ability to anticipate risks, identify constraints early, and propose clear next steps
FIELD AND CONSTRUCTION EXPERIENCE
Comfortable conducting site visits, field verifications, and construction observations
Solid understanding of construction sequencing, means and methods, and coordination across trades
Experience reviewing RFIs, shop drawings, submittals, and change orders
Reliable vehicle, valid driver’s license, and insurance for regular site visits
COMMUNICATION AND PROFESSIONAL QUALITIES

EXPERIENCE AND BACKGROUND
Minimum of 3–5 years of professional experience in architecture, construction management, or project management
Experience working with residential, mixed-use, or boutique commercial projects preferred
Familiarity with construction administration, consultant coordination, and client-facing project delivery
Experience supporting permitting, agency coordination, and contractor engagement is a plus
WORK ENVIRONMENT AND EXPECTATIONS
Full-time, in-office role based in SOMA, San Francisco
