1919-1925 Martin Luther King Jr. Way, Oakland is a 30 unit apartment building located in Uptown Oakland, close to BART and all amenities of Uptown and Downtown Oakland. The building has a unit mix of one bedroom, studio and SRO rooms.
We are looking for a manager to live on-site to assist in managing the building and tenants. This is a part time position, but we need someone who is readily available to handle ongoing issues, some of which may need to be urgently addressed.
Responsibilities
- Regularly walk and inspect the property, notifying management of issues, maintenance needs, or health and safety matters.
- Maintain the property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and evaluating the need for repairs.
- Take trash/recycling bins in and out per pickup schedule.
- Maintain building systems by assisting owner with scheduling for maintenance services and assisting supervising repairs.
- Secure the property by enforcing precautionary policies and procedures and responding to emergencies accordingly. To notify management of all security issues in writing immediately.
- Inspect units upon receipt of maintenance requests from tenants and owner.
- Contact tenants to handle late payments, and serving notices.
- Maintain records of signed leases, complaints, maintenance, etc.
- Assist with ongoing renovations at the building, including accepting deliveries, meeting vendors, etc.
- Maintain a polite demeanor with all tenants, vendors, and other employees.
- Any additional responsibilities as may be requested by owner.
Qualifications
- Excellent organizational, communication, and time management skills.
- Minimum of 1-year On-Site Property Management experience.
- Tech savvy, including Microsoft Office, Excel, Word.
- Has knowledge of Propwertyware or another property management system.
- Experienced in performing light repairs that may occur at the building.
- Flexible business hours which includes weekends and after hours as needed.
