The Position
A D+H Construction Superintendent is someone who provides on-site supervision and technical management for multi-family projects. You will:
Project Oversight and Site Coordination
Interface with client representatives, architect representatives, and other contractors to ensure project construction aligns with design and schedule
Plan, coordinate, and supervise on-site and off-site functions (scheduling, engineering, material control, direction of administrative staff)
Supervise craft employees and/or other contractors as required by the contract
Walk site daily (if not more) to review quality and installation of work
Set up field office and job site
Review plans, specifications, and contract documents
Schedule Management and Documentation
Create and maintain the Baseline Schedule (with assistance of Project Manager), as required
Update the schedule and produce three-week look ahead for project meetings
Complete Daily Job Logs in Procore format
Review meeting minutes
Quality Control and Safety
Implement and enforce safety compliance program
Ensure all on-site personnel comply with project procedures, safety program requirements, and work rules
Document violations, notify project management, and recommend/implement corrective action as required
Coordinate and implement punch list corrections
Technical and Administrative Tasks
Authorize, approve, and document project personnel transactions, purchase requisitions, field design changes, and modifications in construction methods
Provide technical assistance (interpret drawings, recommend construction methods and equipment) as required
Develop and generate RFIs for plan and specification discrepancies, clarifications, unforeseen conditions, and other construction issues
Review submittal packages, change orders, change order requests, subcontract change orders, and purchase orders
Assist in Accounts Payable invoice review
Review close-out documents
Team Leadership and Communication
Support the growth and development of field staff through training and mentoring opportunities
Assume responsibility for craft productivity, efficient use of materials and equipment, and contractual performance of the project
Assist project management in developing and implementing project procedures and working documents
Prepare for and participate in project meetings
Perform additional assignments per Project Manager's direction
Qualifications
A minimum of five years of relevant experience; experience at a general contractor preferred.
A comprehensive knowledge of construction systems, materials, procurement processes, code compliance, critical path scheduling, and safety measures.
Excellent written and verbal communication.
Demonstrated team leadership skills.
Strong and resourceful problem-solving abilities.
Mastery of MS Project and the MS Office Suite including Excel, Word, and Outlook.
Experience with occupied rehabs is a plus
Experience with Procore construction management software is a plus.
Must be local to the San Francisco Bay Area and able to visit job sites on a regular basis. Familiarity with local construction markets and contractors is a plus. No relocation assistance will be offered. This position does not offer remote or work from home opportunities.
Physical Requirements
Ability to sit for extended periods while working at a desk and using a computer.
Visual acuity to read documents and use computer screens accurately.
Manual dexterity for operating office equipment and handling documents.
Ability to lift and carry up to 50 pounds occasionally (e.g., equipment, materials, or supplies).
Occasional walking and climbing stairs during site visits; must be able to navigate construction environments safely.
Exposure to outdoor conditions and ability to wear personal protective equipment (e.g., steel toe shoes, gloves, hard hat) while at jobsite.
