Apartment Maintenance Technician

We’re looking for an awesome Apartment Maintenance Technician to join a tenured crew in Boulder, your primary responsibility is to ensure the efficient operation and upkeep of apartment complexes within about 5 minutes of each other. You will be tasked with addressing maintenance issues promptly, conducting repairs, performing preventative maintenance tasks and unit make ready. The role requires proactive, problem-solving skills and the ability to work together and independently at times. Since this role floats between properties, you must have good working vehicle, insurance and clean driving record. You must also have your own tools.

As an Apartment Maintenance Technician, you will play a vital role in maintaining the quality and functionality of residential properties, contributing to a positive living experience for residents while ensuring the long-term value of the properties.

$23-28/hour DOE

Key Responsibilities:

1. Maintenance Tasks:

o Conduct routine inspections of apartment units and common areas to identify maintenance needs.

o Address maintenance requests promptly and efficiently, ensuring resident satisfaction.

o Perform repairs on plumbing, electrical systems, appliances, HVAC systems, and other fixtures as needed.

o Troubleshoot and resolve maintenance issues in a timely manner.

o Maintain accurate records of maintenance activities and completed work orders.

2. Preventative Maintenance:

o Assist with preventative maintenance to ensure the longevity of equipment and systems.

o Regularly inspect and repair building exteriors, including roof visible from ground, gutters and siding within reason.

o Monitor and service heating, ventilation, and air conditioning (HVAC) systems.

o Conduct seasonal maintenance tasks, such as preparing for extreme weather conditions and shoveling as needed.

3. Safety and Compliance:

o Adhere to safety protocols and guidelines when performing maintenance tasks.

o Maintain a clean and organized work environment, including storage areas.

o Report any safety hazards or concerns to property management promptly.

4. Communication and Collaboration:

o Communicate effectively with residents, property managers, and fellow maintenance staff.

o Coordinate maintenance schedules and prioritize tasks based on urgency and impact.

o Collaborate with external contractors and vendors when necessary to complete maintenance projects.

5. Professional Development:

o Stay updated on industry best practices, technology and advancements in maintenance techniques

o Participate in training programs and workshops to enhance skills and knowledge

Qualifications:

Proven experience in apartment maintenance or a related field.

Strong knowledge of plumbing, electrical, HVAC, and general maintenance practices.

Certification to cut small amounts of asbestos as needed, not required, we can provide formal third-party training

Must be to move equipment up to 50lbs

Must be able to position self to install equipment including under sinks

Must be able to move throughout buildings and properties to access units and survey properties regularly

Must be able to remove snow or ice as needed

Must be able to ascend or descend a ladder

Knowledge of fair housing practices a plus but not required, can provide training.

Excellent problem-solving abilities and attention to detail.

Ability to work independently and manage time effectively.

Good communication and interpersonal skills to effectively communicate wtih team and tenants

High school diploma or equivalent; technical certifications or trade licenses/training a plus

Good working vehicle, insurance and clean driving record

Must have own basic tools – drill, wrenches, hammer, saw, etc.…

Bilingual a plus but not required
