We support Denver’s homeless veterans who have been underserved, and prepare preschoolers challenged by poverty to be successful in elementary school and beyond. Wherever we go we engage faith, relationship-building, and volunteers to lift-up and support Colorado’s most vulnerable citizens.Essential Duties and Responsibilities· Recruit, hire, train and supervise a state-wide team of on-site property management, service coordination/case management, leasing, and facility technician personnel for each property within the portfolio (currently there are 26 communities throughout Colorado).· Manage properties successfully by having site specific knowledge of each assigned property and following best management practices in each of the following areas:o Economics and Demographics for each metropolitan market and specific sub-market.o Rents at subject properties and competing properties.o Individual property’s competitive strengths and weaknesses vs. competitors.o Property Financial Management including budgets, monthly financial statements, balance sheet, rent collection and cash flow.o Property Physical Assets Management: repairs, improvements, issues, future-planning, contract administrationo Covenants relating to income restrictions/regulatory issues/owner expectations.o Supportive Social Service Programs· Ensure resident satisfaction as one of the highest priorities.· Manage and improve financial results for each property as one of the highest priorities. Maintain and improve net profitability of the entire AH portfolio.· Manage, maintain, and grow strategic relationships including but not limited to Volunteers of America National Services (VOANS), investors, residents, vendors, and regulators. Master’s degree preferred.· Seven years of supervisory experience.· Seven years of multi-site supportive housing management experience.· Strong knowledge of housing development, service management, and property management including business acumen, computer systems/software, regulatory requirements, marketing and leasing, physical asset management, HUD, Bond, Tax Credit and Conventional financing.· Ability to recruit, hire, train, motivate and supervise on-site operations personnel.· Administrative self-sufficiency required.· Ability to travel and commit the time and energy necessary to be successful in a position that exceeds 40 hours worked per week with some frequency.· Successful candidates will have a demonstrated track record or exceptional financial and property performance within a sophisticated multi-site operating environment.· Experience with HUD and Tax Credit properties.Preferred Qualifications of Position· Colorado Real Estate Broker License (or open to process to get one within 24 months of employment)Knowledge and Skills· Subject matter expert in HUD REAC inspections· Contract negotiation and compliance skills· Good organizational skills and the ability to multi-task.· Knowledge of Fair Housing Laws and state landlord rights and obligations.· Strong project management oversight.· Good communication and people skills· Detail orientedWorking Conditions and Physical REQUIREMENTS· Frequent travel state-wide· Ability to travel (airplane and car) state and nation-wide as required· Ability to lift and carry up to 25 lbs.Position Type and Expected Hours of Work· Full-time, Exempt position. Monday – Friday 8:00am to 5:00pm. On-call dutiesLocation· Throughout the State of Colorado, based in Denver.Salary Description$120,000-$155,000
