We seek an experienced, self-motivated, customer service-oriented Operations Manager to help coordinate various administrative and management tasks. The Operations Manager will work closely with our estimating, production, and administrative teams to produce some of Santa Fe's finest homes. The selected candidate must have prior experience in project management work and excellent customer service and communication skills.

Responsibilities:

Attend meetings, discussions, and presentations; record and distribute meeting minutes,

Contract SOV - Review cost codes allowances/contingencies and confirm bid amounts.

Obtain/renew/track required permits.

Compile and submit HOA/Bank Documents throughout construction.

Notify SWPPP Company of new job startups and complete NOI/NOT filings on the EPA website.

RFIs/ASIs – Assist in preparing, then track, distribute & file.

RFP's/Procurement/Material Ordering - support.

Subcontractor Contract Agreements - prepare, distribute, and track.

Subcontractor proposals, invoices, change orders - review (include spec, install, and warranty info), submit for

approval, file.

Client Change Orders – assist in preparing, tracking, filing, and distributing.

Project Closeout - track punch list, compile Owner's Manuals, Warranty Letter, Plans, Subcontractor list.

Maintain Client Files with all documents and supporting paperwork.

Monitor, track, and file plan revisions, specifications, and SK drawings.

Monitor and ensure all Contracts and Change Orders are fully executed and filed.

Surveys and testing reports are distributed and filed.

Construction project schedules – assist in preparing, updating, filing, and distributing.

Close Out Documents - Punch List, Warranty, Owner's Manual, As-Builts & File.

Job Type: Full-time

Pay: $30.00 - $40.00 per hour / Commensurate with experience

8-hour shifts / 40-hour work week
