Project Manager
Project Manager will include supervision of employees, interviewing, selecting and training employees; maintaining production or sales records; appraising productivity; handling employee grievances or complaints, or disciplining employees; determining work techniques; planning the work; apportioning work among employees; determining the types of equipment to be used in performing work, or materials needed; planning budgets for work; monitoring work for legal or regulatory compliance; and providing for safety and security of the workplace. Coordinate with Owners any suggestions or recommendations as to the hiring, firing, advancement, promotion, or any other change of status of other employees.
Manages multiple construction projects simultaneously from initial client contact throughout the construction process and finishes close out.
Design/Budgeting and Planning
o Coordinates and manages the Project Kickoff meeting. Ensures that the information in the project file is complete, accurate and updated as necessary
o Participates in project review and project owner meetings as required
o Reviews the conceptual scope of work and budget with the owner
o Reviews site issues, plan test requirements. Responsible to order test borings, and review results with the project team and the project owner.
o Coordinate Follow-Up status and approvals meeting
o Review Preliminary Design and suggest alternative materials and construction methods
Constructability Review
o Participate in the redline process of the Design Development drawings with the design department prior to the creation of CD’s
o Work with the Design Department and the Estimating Department to Value Engineer the project to look for potential cost savings
o Meet with the Owner for Review and Approval to move forward
Purchasing
o Work closely with the Estimating department on the determination of the Construction Cost Estimate
o Review Part I Scope of Works and Materials selections to determine the appropriate cost and quality of the project.
o Meet with Key subcontractors and vendors to establish Design/Cost proposals
o Work closely with the Estimating Department on the determination of the construction Cost Estimate. This includes subcontractor/vendor selection criteria
o Participate in the process of setting up and presenting the Part II Agreement to the Owner
Part II Final Design and Construction
o Coordinate project review and kick off meeting. Meeting must include a review of all required agency and approvals as well as a discussion of the detail project schedule to completion.
o Act as a team leader for the project team that includes the Design PM, Superintendent, Safety/Quality Manager, all subcontractors and trades
o Interact with the client (owner) of the project and communicate all relevant issues related to the project.
o Manage the Change Orders process and work with the owner, subcontractor, and staff to ensure proper change order management
o Review all contract documents including but not limited to site, architectural, structural, and MEP’s
o Review and maintain the project schedule with input from the superintendent
o Manage all required agency approvals. Ensure proper authorizations are obtained and documented throughout the construction process
o Manage the Shop Drawing approval and submittal process. This includes obtaining the required shop drawings and submittals for each project, and managing them through the approval process, which includes ensuring the owner has the appropriate information for finish selections and the project superintendent has a copy of all “approved”
Attend pre and post bid and site meetings as needed
Maintain personal time sheets and submit to the accounting department
Monitor and measure project progress comparatively with estimated budgets and scheduling
Confirm all service/warranty calls within 24 hours and arrange for repair
Estimator:
The Estimator is a critical position that is responsible for evaluating bid specification and drawings, ensuring that we know everything required to successfully bid and win the project. Estimators must follow-up with subcontractors to ensure that bids are received. Estimators also work with the Project Management teams to follow-up on bids and budgets to close the business.
The Estimator will also have the discretion and independent judgment in matters of significance to BVB General Contractors, LLC and will consult with Owners to resolve any issues.
Bid Administration
Prepares and maintains status of plan reproduction
Solicits and maintains communication with subcontractors and vendors
Prepares subcontractor bid packages
Transmits addenda and other bid information to subcontractors
Ensures that we have the proper coverage from sub contractors on bid day
Contacts supply houses to obtain additional subcontractor bids
Shows creativity and resourcefulness to gain better pricing from subcontractors
Submits 100% of bids and budgets by the bid deadline
Enters all relevant information into Primavera
Project Knowledge
Review bid requirements thoroughly and asks follow-up questions on every bid
Has a thorough understanding of the scope for specific trades assigned.
Develops RFIs and clarifications and ensures adequate subcontractor coverage and shows interest
Performs a comprehensive “bid day” analysis and scoping of specific assigned trades
Understands how to fit subs to the size/scope of project
Creates bid lists that fit scope of job, ensuring that we have the right subs for the project
Minimizes exclusions by “doing our homework”
Include value engineering ideas on every bid
Follow Up and Closing
Consistently follows up on submitted bids and budgets with Architect and/or Construction manager
Knows architects, construction managers, property managers, brokers and can network bids.
Project Turnover
Properly turns over bid documents and sub buyout information to Project Management in a timely manner. Goal is 100% of awarded projects turned over within 24 hours of notification.
Review drawings with Project Management team and highlight areas of concern.
Review job cost with Project Management team and highlight any subs/material vendors that still need to be awarded.
Complete project kick-off form to ensure compliance.
Subcontractor Award
Thoroughly checks requirements to buy the proper scope
Awards subs in a timely manner to ensure release of materials
Releases materials for record only with possible
Ensures that subs are aware and commit to the project schedule
Provide subs with as much information as possible PM, Super, permit status, etc
Subcontractor Management
Seeks and qualifies new subcontractors
Holds subcontractors to BVB General Contractors Standards.
Required Education and Experience:
Minimum 5 years of experience preferred
Understanding of BidGenius, Blue Book, Isqft and preferred
