Stream Realty Partners, L.P. is seeking a Director of Construction & Entitlements to join its Industrial Development Services (IDS) Southeast team. Based in Atlanta and reporting to the Executive Managing Director & Partner of the platform, this role owns the full entitlement and construction execution of industrial development projects across Georgia, the Carolinas, and Florida — partnering closely with IDS developers from initial pursuit through project close-out and disposition support.Projects will consist predominantly of ground-up speculative and build-to-suit industrial developments, with some acquisitions of existing assets. The Director will operate in a highly collaborative, entrepreneurial environment — managing multiple projects at various stages of development while serving as the primary interface between the IDS development team, contractors, consultants, and local government agencies across the region.Primary Responsi:Pre-Development & Due DiligenceCollaborate with IDS developers to assess the feasibility of new development opportunities, providing preliminary cost guidance, development and entitlement scheduling, and early-stage civil engineering risk assessmentProvide cost input and budgets for pursuit-cost estimationAttend due diligence trips to evaluate site requirements and existing conditions influencing project viabilitySource, negotiate, and execute due diligence proposals and contracts with contractors and consultantsReview and interpret technical site reports, including geotechnical studies, environmental assessments, civil drawings, and easement-related title and survey mattersEntitlementsSpearhead the project team’s pursuit and receipt of all entitlements required to break ground post-closingLead all interactions with local government and municipal agencies, franchise utility providers, and permitting authoritiesDirect the process with architects, owners, engineers, and contractors in formulating accurate, complete scopes of work and budgetsDevelop project bid set specificationsBuild and maintain project schedules and sequencing that set accurate expectations for the customer and project teamConstruction ManagementOversee the day-to-day performance of general contractors and subcontractors on active development projectsManage monthly construction draws and all lender- and inspector-required documentationPrepare recurring project progress reports for capital partnersLead project close-out processes and documentationCoordinate material delivery schedules and logsLead weekly project progress meetingsManage change requests end-to-end: pricing review, submittal, follow-up, and change order execution to all partiesOversee pay application verification and processing, including lien waivers for owners and sub/suppliersReview and track all project invoicing against overall budget and allowancesCoordinate with the IDS leasing and capital markets teams on tenant improvement handoffs at project dispositionTeam OperationsParticipate in weekly IDS Southeast team meetingsCreate and maintain an internal database tracking GC pricing by building type, size, and regional marketProcess expense reports and manage travel logistics as needed
