GENERAL MANAGER

General Description:

The General Manager is a salaried full-time position which has four primary responsibilities:

1. Manage overall development of the community.

2. Carry out policies and respond to direction given by the AOAO BOD,

3. Manage a maintenance staff of 4.

4. Serve as a resource to property owners; occasionally assist tenants and guests as needed.

Preferred Qualifications:

Problem solving skills, including the ability to identify, organize, prioritize, and ensure timely completion of tasks

Minimum of 2 years of work experience in a professional setting.

Strong leadership and interpersonal skills, with the ability to motivate and inspire a team to achieve excellence.

Maintain a positive, productive relationship with owners, tenants and guests.

Excellent organizational and problem-solving abilities, with a proactive approach to addressing maintenance challenges.

Proficiency in computer applications, including Microsoft Office Suite.

Strong written communication skills.

Valid driver's license and reliable transportation.

Essential Duties and Responsibilities:

Under the direction of the BOD, negotiate and manage contracts with outside vendors for development and improvement projects.

Coordinate and schedule with the team the day-to-day physical operations.

Assign, verify and document completion of all routine maintenance and repairs in the property maintenance management system.

Coordinate and prioritize maintenance requests, ensuring timely resolution and adherence to quality standards.

Schedule maintenance services/ repairs, if needed.

Coordinate any issues arising from property emergencies and facilitate repair estimates and renovation work.

Log all property-specific activities and provide detailed communication to the Makahuena BOD to ensure accurate billing and reporting.

Retain documentation related to all expenses and submit receipts and invoices in accordance with Makahuena's policies and procedures.

Perform various administrative tasks in the Makahuena office.
