Position Summary:
A Residential Maintenance Technician is responsible for maintaining the functionality and aesthetic appeal of residential properties by conducting unit turns, repairs, preventative maintenance, and inspections. This role typically involves HVAC, plumbing, electrical, and general maintenance work.
Key Responsibilities:
HVAC Maintenance and Repairs:
Inspect, troubleshoot, and repair heating, ventilation, and air conditioning (HVAC) systems.
Perform preventative maintenance, including filter replacements, cleaning, and system efficiency checks.
Ensure compliance with HVAC regulations and safety standards.
Plumbing Maintenance (REQUIRED):
Diagnose and repair plumbing issues, including leaks, clogs, and faulty fixtures.
Install and maintain pipes, fittings, water heaters, and other plumbing systems.
Address drainage issues and ensure water systems are functioning correctly.
General Maintenance:
Perform routine inspections and turnovers of residential units and common areas.
Conduct minor electrical repairs, including outlets, switches, and lighting fixtures.
Repair and maintain doors, windows, flooring, and appliances.
Paint, patch drywall, and perform other cosmetic repairs as needed.
Preventative Maintenance:
Develop and execute a schedule for preventative maintenance to minimize future repair costs.
Maintain accurate records of work performed, equipment serviced, and materials used.
Customer Service:
Respond promptly to maintenance requests from residents or management.
Communicate effectively with tenants to explain repairs and timelines.
Ensure all work meets quality standards and is completed in a timely manner.
Safety and Compliance:
Adhere to safety protocols and guidelines to protect residents, staff, and property.
Ensure all repairs and maintenance activities comply with local, state, and federal regulations.
Maintain tools, equipment, and workspace in a safe and orderly condition.
Experience:
Experience in Maintenance, with a focus on HVAC and plumbing.
Skills:
Strong problem-solving and troubleshooting skills.
Excellent time management and organizational abilities.
Effective communication and customer service skills.
Work Schedule:
Monday-Friday 8am-5pm, including on-call availability for emergency repairs.

After 90 day trial period:
