Location: Forestview Manor Assisted Living 153 Parade Road, Meredith, NH 03253

Hours: Full-Time

Job Summary: The Maintenance/Facilities Director will assist the Executive Director and the whole management team in preserving the high safety standards which are in place at Forestview Manor TRS LLC, in order to protect both our Residents and our staff. Reports to the Executive Director and/or Assistant E.D.

Duties and Responsibilities:

To be responsible for the repair, maintenance and improvement of the buildings and property at Forestview Manor Assisted Living.

I. ADMINISTRATIVE:

1. Life Safety documentation

2. Fire Drills documentation

3. Schedules for staff

4. Vendor Invoicing

5. Follow specific budget guidelines set forth by HallKeen Assisted Living

6. Complete spend down monthly

7. Organize a file system

II. EMPLOYEES:

Directly involved in interviews and hiring of both Maintenance and Housekeeping staff; responsible for training your staff, scheduling your staff, supervising your staff, maintaining a high quality of staff.

III. SAFETY:

1. Familiarize yourself with all the safety rules and procedures, which would include the written Safety Program, as well as Federal, State and Town.

2. Attend quarterly Safety Committee Meetings. Be prepared with information from prior safety meeting with notes on what has been completed and if not, when will this project be completed.

3. Supervise all inspections. Review Fire Alarm inspection paperwork to ensure that all codes are met. Follow up to ensure that any work that needs to be done is completed, that E.D. is updated and that an updated report is given to you.

4. Supervise and administrate all of Forestview Manor’s fire drills in coordination with Federal, State, Town and internal policies. Paperwork for all of these fire drills is to be filed in your office, with a copy going to the E.D.

5. Report to Executive Director any potential problems that could cause accidents on our property.

6. Report any accidents and or injuries immediately to E.D. and H.R.

7. If pre-caution arises, meet with E.D. and D.O.N, to review a specific plan and make sure it is followed.

8. Life Safety: Complete daily, weekly and monthly checks. These should be filed in your office and a copy given to the E.D.

III. HOUSEKEEPING:

1. Oversee Housekeeping personnel

2. Oversee Housekeeping Log

3. Create Housekeeping flow sheets. These should be turned into you and reviewed by you for completion of tasks

4. Responsible for overall cleanliness of all buildings and rooms in buildings

IV. MAINTENANCE:

1. Oversee Maintenance personnel

2. Oversee Maintenance log

3. Oversee any Maintenance/Repairs for community.

4. Oversee internal room moves

5. Oversee Admission move-ins, as directed by Leigh Milne, DCR

6. Coordinate all sub-contractors, making sure they have presented the proper Certificate of Insurance prior to beginning work on Forestview Manor property. New vendors must supply both a W9 and a Certificate of Insurance.

7. Make all purchases for Maintenance

8. Supervise and carry out any repairs and maintenance work as requested, making sure work is carried out safely and efficiently, with minimum disruption to our Residents.

9. Coordinate deliveries pertaining to Maintenance department and put away.

10. Carry out daily checks on the inside and outside areas of our buildings.

11. Ensure that vacant room are flipped utilizing room turnover criteria

V. CUSTOMER SERVICE:

1. To greet our Residents, their families and other staff in a polite and friendly manner.

2. Be responsive and helpful to our Residents and their needs.

3. Be available to assist other members of your team when the need arises,
