Qualifications include but are not limited to:
A high school diploma or GED is required.
Strong HVAC experience is required. Having EPA certification (Type II or Universal) is required.
Ability to complete general apartment maintenance and repairs. Experienced with electrical, plumbing, HVAC, carpentry, and other building systems. Swimming pool maintenance experience is a plus.
Prior maintenance experience is required, preferably in the multi-family industry.
Must be able to take after-hours calls.
Must have basic tools and dependable transportation.
The ability to effectively present information to residents, employees, and vendors.
The ability to walk the property frequently and regularly while being exposed to outside weather conditions.
The ability to climb stairs and ladders as business dictates.
The ability to occasionally lift and/or move up to 25 pounds, and on rare occasions, move over 100 pounds.
The employee is also occasionally exposed to moving mechanical parts, high precarious places; fumes or airborne particles; toxic or caustic chemicals; and risk of electric shock.
Responsibilities include but are not limited to:
Oversight and upkeep of all buildings, grounds, and amenities
Maintain a clean and safe workspace and comply with safety standards
Completing service requests and make readies
Timely response to all repair requests including after-hours calls
Assist in interviewing, training, and disciplinary actions for any service, custodial or grounds personnel
Provide outstanding customer service to our valued residents and guests
Assist with maintaining inventory and operating within set maintenance budget
Scheduling and direct supervision of all in-house and/or vendor work
Ensuring that personnel in all departments operate within OSHA and EPA standards as well as follow all Fair Housing regulations.
