Maintenance Manager (Multifamily Properties)

The Regional Maintenance Manager is a highly skilled, hands-on leader responsible for overseeing maintenance operations across a portfolio of multifamily housing communities. This role ensures physical asset preservation, team performance, regulatory compliance, and alignment with AH's strategic maintenance vision. This position serves as a critical link between on-site maintenance teams and executive leadership, delivering actionable reports, leading technician training, and upholding operational standards across the region.

This position can be based in Dallas, Texas or a major market in TX, GA, or SC.Key Responsibilities1. Property Maintenance LeadershipOversee all aspects of physical maintenance for multiple properties: unit turns, grounds, HVAC, exteriors, and mechanical systemsPerform regular site audits to ensure standards for quality, safety, and preventive maintenance are metEnforce compliance with OSHA, EPA, REAC, and other regulatory agencies2. Team Supervision & TrainingSupervise, develop, and support 25-40 on-site Lead Maintenance Technicians across multiple propertiesDeliver structured onboarding and technical training for new hires and team membersCoach team members in core disciplines: HVAC, plumbing, electrical, appliance repair, and structural integrityCreate individualized growth plans and help techs earn certifications (EPA, CAMT, etc.)Lead performance evaluations and support promotional pathways (Tech I → III → Supervisor)3. Executive Reporting & Data AnalyticsTrack and analyze KPIs using Yardi, Excel, and CMMS dashboardsProvide regular reports to the Director of Property Management and others on work order volume, PM compliance, staffing needs, and capital observationsStandardize the use of maintenance data for property planning, vendor accountability, and resource allocationIdentify and escalate high-risk maintenance or compliance issues to corporate stakeholdersTranslate field performance into actionable insights to inform executive decision-making4. Vendor Oversight & ComplianceCoordinate and manage external vendors and contractors across key tradesInspect work for quality, scope adherence, and cost controlMaintain and enforce consistent usage of CMMS software for all work orders and PMsEnsure all repairs and maintenance projects comply with building codes and organizational SOPs
