BUILDING SUPERINTENDENT FOR HISTORIC 20-STORY APARTMENT BUILDING

We are seeking a skilled and experienced professional to oversee the operations of a historic 20-story apartment building, originally constructed in 1947, located near the Seattle Center. This role is critical to ensuring the smooth operation, maintenance, and safety of the building for our residents.

Key Responsibilities: Oversee daily operations and maintenance of the 20-story apartment building. Operate, maintain, the building’s boiler systems to provide reliable heating and domestic hot water. Conduct regular inspections of building systems, including HVAC, plumbing, electrical, and elevators, to ensure optimal performance and compliance with safety regulations. Coordinate and supervise maintenance staff, contractors, and vendors for repairs and upgrades. Respond promptly to tenant maintenance requests and emergencies, ensuring resident satisfaction and safety. Maintain accurate records of maintenance activities, inspections, and compliance with local codes and regulations. Manage budgets related to building operations and maintenance. Ensure compliance with all city, state, and federal regulations, including fire safety and building codes.

Qualifications: Proven experience as a Building Superintendent, Building Engineer, or similar role in a high-rise residential or commercial building. Extensive knowledge of and hands-on experience with operating and maintaining boiler systems for heating and domestic hot water. Strong understanding of high-rise building systems, including HVAC, plumbing, electrical, and elevator operations. Excellent problem-solving skills and ability to handle emergencies calmly and efficiently. Experience managing staff, contractors, and vendors. Familiarity with Seattle building codes and regulations is a plus. Strong communication and interpersonal skills to interact with tenants, staff, and ownership. Relevant certifications (e.g., boiler operator license, HVAC certification) are highly desirable. Ability to work flexible hours, including on-call availability for emergencies.
