DESC is recognized nationally and regionally as an innovator in developing solutions to homelessness.JOB DEFINITION:The After Hours Facilities Supervisor provides leadership, coordination, training, scheduling and supervision of maintenance staff members and actively participates in the maintenance of the physical condition of DESC's residential and commercial facilities in order to assure high quality service and resident satisfaction. In addition, the Facilities Supervisor assists the Director of Facilities with the administration of the maintenance department.MAJOR DUTIES AND RESPONSIBILITIES:Respond to emergencies, initiating emergency maintenance actions, cleaning up debris, water, etc., and contacting supervisors. Respond to facility emergencies from 6 p.m. to 6 a.m.Prioritize maintenance requests and facilitate prompt response, utilizing the electronic work order system, consulting with Facilities Manager as needed.Review pending work orders, re-prioritize them, if needed, and provide updates to project managers and other relevant DESC staff regarding uncompleted work.In conjunction with Director of Facilities and Facilities Manager, coordinate work of outside contractors, obtaining bids when necessary, and ensure that work called for in any maintenance contract is completed and adequate.Coordinate with maintenance, janitorial and other relevant DESC staff the acquisition of necessary supplies and materials for cleaning and repair work.Assure safe maintenance operations and meet OSHA requirements. Implement agency safety protocols and ensure compliance with safety work plansPerform high quality repair and maintenance tasks for emergency issues in all areas of assigned facilities, including, but not limited to, emergency housing, individual apartments, hallways, common areas, offices, storage and trash rooms, equipment rooms, stairways, elevators, kitchens, laundry rooms, lounges, bathrooms, showers, alleys, sidewalks, gates, fences, patios, gutters and roofs.Diagnose and emergency maintenance repairs, including good understanding & working knowledge of electrical systems, AC & heating, water & sewer lines, gas & electric boilers, security systems, key & lock systems, general carpentry work (woodwork, painting, door maintenance, flooring, carpeting, tile, and wallboard & plaster work), and plumbing systems.Safeguard building and unit keys, never giving anyone access to occupied tenant units without authorization.Monitor facilities and equipment for damage and unsafe conditions and provide preventive maintenance, upkeep, and repair as needed.Assist other staff with large projects as assigned.Participate in staff meetings and trainings, as assigned.Other duties as assigned.MINIMUM QUALIFICATIONS:3-5 years combined of maintenance or trade experience in large residential and/or commercial facilities required2-3 years of this experience in central plant operations & boiler repair at a journeyman level, or Journeyman Level experience in carpentry, concrete, drywall, or other highly relevant trade.Strong understanding of central plant operations.Good working knowledge of 110, 277 & 480 volt electrical systems.Good ability to read blue prints, spec/cut sheets and schematic diagrams.Must be able to work with low voltage systems such as DDC control, fire alarm & security.Insurable driving record, current Washington state driver's license and ability to drive agency vehicles including 15 passenger vans.Ability to organize workloads of multiple ongoing emergent need projects.Proficiency with using computers and/or electronic work order systems.Ability to communicate and work effectively with people from various backgrounds.Ability to handle a wide range of unpleasant and/or bizarre behavior from clients.Commitment to the philosophy of cooperation and continuity across programs and consideration and respect for clients.PREFERRED QUALIFICATIONS:Two years supervisory experience in property management.HVAC certification2-3 years Property Maintenance experience for portfolios over 1,000 unitsPI251132754 Apply
