We are seeking a talented and driven Full Time Maintenance Technician to join our fantastic team! We are looking to fill this position with a new long-term team member immediately! We require flexibility and a can-do attitude with experience, confidence, positivity, and great communication skills.
The Maintenance Technician is responsible for completion for general maintenance tasks including service requests, turnover functions, and curb appeal. Troubleshoot and repair most major and all minor mechanical systems. Complete all service requests in a timely manner. Ensure the property is clean and free of trash, vacant apartments are clean, and all common areas are well maintained. Provide professional customer service at all times.
Qualifications:
- High School Graduate or Equivalent Training.
- Valid driver's license.
- Ability to be on-call after business hours.
- Ability to do essential functions.
- Understand and carry out oral instructions.
- Read and carry out written instructions.
- Ability to operate a paint sprayer, carpet cleaning machine, trash compactor, pressure washer.
- Must be proficient in most areas of maintenance including plumbing, electrical, painting, drywall, appliances, and pools & spas.
- Physical Requirements: Standing, walking, lifting, pushing, pulling, climbing, stooping, kneeling, bending, reaching, writing, driving, talking, hearing and seeing. Also, withstand normal environmental conditions both inside and out throughout the year.
Maximize Revenue:
- Complete apartment turnovers within 14 days of vacancy according to company standards
- Complete work orders within 48 hours
- Perform tasks associated with preventative maintenance.
- Follow all safety procedures, including wearing prescribed safety and personal protective equipment and notify supervisor of safety hazards.
Minimize Expenses:
- Keep building woodwork in good condition; replace electrical switches, fixtures and motors; repair or replace plumbing fixtures; replace broken window panes and screens; replace or re-key locks; repair or replace appliance parts.
- Maintain inventory of tools, supplies and materials
- Organize maintenance shop and storage area
- Immediately respond to maintenance emergencies
