Our ideal candidate is someone who has worked in high-end remodeling in the Seattle area for at least ten years, and has a passion for doing things the right way. The superintendent role is 90% in the field (bags-off), partnering with the project manager/Interior Designer to manage the build stage of the remodeling process from start to finish.

As IHR's Superintendent, you will oversee multiple projects, simultaneously supervising all onsite work from the outset of the build stage through completion. You are responsible for coordinating all site construction activities with our trusted team of subcontractors, maintaining safety and quality standards, proactively problem-solving any issues that arise, and facilitating communication between our subcontractors and project manager.

Successful candidates are a jack of all trades who show an aptitude for leadership, precise communication, and a willingness to go above and beyond, ensuring that the design intent and project goals are met. Open-mindedness and creative thinking around ways the remodeling industry can be improved are key.Requirements

Ensure work performed is in accordance with plans and specifications

Inspect and maintain onsite quality control throughout the build stage of the project by overseeing the completion of the subcontractor checklists as the project progresses within the onsite build binder

Work with the project manager and coordinator to schedule, coordinate, and manage the daily construction activities for IHR's trust team of subcontractors and suppliers.

Work with IHR Team to ensure each project is on schedule and budget

Conduct daily walk-throughs to monitor job progress, ensuring all work is completed on schedule to project requirements and specifications as listed in the onsite build binder.

Maintain the onsite build binder, permit documents, and site plan while overseeing the completion of the subcontractor checklists as the project progresses.

Meet with clients, project managers, interior designers, structural engineers, subcontractors, and field staff regularly, keeping communication open and professional

Coordinate material deliveries, handling, storage, and placement (with field staff)

Schedule inspections as necessary throughout the project. Troubleshoot potential schedule and design conflicts and proactively find solutions.

Ensure code compliance

Quickly and professionally resolve all issues that may arise with the project on the job site, assuming responsibility and mobilizing appropriate parties. Be an active participant in company growth, community engagement, cultivating milestones in keeping with company strategic objectives

Clear, consistent, and efficient correspondence capabilities through email and text

Knowledge, Skills, Abilities & Qualifications

5 years of superintendent experience, 10 years high-end, custom residential remodeling experience preferred

Experience working through design details and construct-ability challenges directly with designers to achieve design intent

Understands and applies building codes and other design requirements correctly and reads blueprints accurately.

Understanding of the scope, performance metrics, and standards of IHR's team of trusted subcontractors

Knowledge of the permitting and inspection process with the various area jurisdictional authorities

Ability to oversee multiple projects simultaneously and exercise independent judgment related to the daily administration of projects

Strong analytical skills with the ability to manage logistics, planning, and scheduling

Ability to anticipate needs, adapt to changing priorities, proactively find solutions, and execute decisions

Excellent interpersonal skills, with the ability to work in a collaborative team environment

Excellent communication skills, with the ability to relay highly detailed information among multiple project contacts

Team player: works well with other people; takes time to help co-workers, customers, subcontractors, and others achieve their goals and assignments.

Professional: displays appropriate appearance and professional conduct; makes a good impression on others.

Construction Management degree, or relevant education plus experience

Has a valid driver's license with a good driving record

Proficiency with MS Office, G-Suite, project management software (Smartsheet), and scheduling software
