Well-established boutique property management company needs a Portfolio/ Multi-site Manger. The Portfolio Manager/ Supervisor is responsible for the daily operations and performance of a portfolio of multi-family properties, approximately 250 units with most properties located in the West Los Angeles area.
Please review the requirements below. If you do not have 5 years of Residential Multi-Site / Property Supervisor experience you will not be contacted. This is a direct-hire position.
Requirements:
5 years minimum recent apartment management experience as a Property Supervisor, Portfolio Manager, or Multi-site Manager with at least 250 Apartment Homes
Experience working with smaller apartment communities
Bachelors Degree Preferred
California Real Estate License Preferred
Recent Fair Housing Training with Certificate preferred
Supervisor Anti-Harassment Training
Driver's License and Insurance (Required)
Responsibilities:
Communicate directly with tenants and property owners whenever needed.
Visit properties at least 2 times per month or more as needed
Responsible for the overall condition of the properties, checking for hazards, and improving curb appeal
Inspect vacancies upon move-out to determine necessary preparation for rent ready.
Work with Maintenance Department to select and oversee vendors for maintenance work, and capital improvements, and review and approve bids for work needed.
Marketing
Work with Leadership and Leasing team on all vacancies.
Review postings including verbiage, photos, and virtual tours.
Review/ conduct shops and set pricing competitively with input from Leadership, Owners and Leasing team
Determine if any concessions are necessary to keep the properties occupied
Keep abreast of changes to the local community and/or demographics to optimize marketing opportunities and keep the property up to date with current wants and needs.
Administrative and Accounting
Monitor rent collections and delinquencies
Plan and approve rent increases per company/ owner policy
Issue resident letters as necessary
Initiate evictions/appear in court
Supervise completion of move-in/move-out paperwork
Approve invoices for expenses at the properties
Supervise Resident Managers
Hire/Train Resident Managers
Supervise Resident Manager's performance, communicate frequently
Terminate Managers if necessary
Owner Communication
Act as primary contact for owners of the properties
Obtain owner approval for work over specified limits.
Communicate frequently about the current operations of the properties
Periodic Reporting/Meeting with the owner
Answer owner questions regarding tenants, vacancies, and expenses
