Description We are offering a contract to hire employment opportunity for a Real Estate Manager in Los Angeles, CA. This role will be based in a commercial property management setting and will involve overseeing all marketing operations, financial activities, and tenant relations for commercial office buildings.Responsibilities: Oversee marketing operations and financial activities of commercial office buildings Respond to tenant needs and ensure problems are resolved promptly and efficiently Manage compliance with policies, procedures, regulations, and contractual obligations Carry out regular property inspections and recommend necessary alterations, maintenance, and reconditioning Contract and supervise vendor services as required Market and lease the property, including qualifying and showing space to prospective tenants, and negotiating new leases and lease renewals Coordinate tenant move-ins and move-outs, including conducting walk-throughs with tenants and the tenant improvement department Act as the primary contact with property owners, ensuring their objectives are met Prepare and deliver timely, accurate, and complete reports Develop and control annual budgets for operating and capital expenses, and prepare monthly performance reports explaining variances Collect rent and pay expenses in compliance with lease terms Negotiate early terminations of leases and reconcile tenant rent and Common Area Maintenance (CAM) recovery charges.Requirements Possess strong communication skills to effectively interact with various stakeholders, including tenants and vendors. Demonstrated ability in marketing and operations management. Proficiency in understanding and implementing real estate procedures and policies. Solid knowledge of compliance and regulation in the real estate industry. Experience in planning processes and conducting thorough reviews. Ability to manage contracts and negotiate terms with vendors and tenants. Capable of performing ad hoc financial tasks such as variance analysis and financial reporting. Understanding of property management and real estate market trends. Experience in capital management and expense reporting. Proven ability to resolve issues efficiently and effectively. Experience in preparing and managing annual budget for real estate properties. Familiarity with terminations, recoveries, and settlements in the real estate context. Strong negotiation skills to secure favorable agreements. Ability to manage tenant relationships and ensure high levels of tenant satisfaction.
