Location: Crenshaw and Imperial

Job Type: Full-Time

Shift Times: Wednesday-Sunday from 7:00am-3:30pm

Starting Salary: $19 per hour. Increase to $20.35 after six months.

Job Summary

The Assistant Maintenance Supervisor supports the Maintenance Supervisor in overseeing the upkeep, repair, and preventive maintenance of facilities, equipment, and systems. This role ensures buildings remain safe, functional, and presentable while managing a team of maintenance technicians and custodial staff. The Assistant Supervisor helps coordinate daily operations, maintain compliance with safety regulations, and provide excellent service to clients and building occupants. General Maintenance Tasks

Painting & Surface Care

Touch-up painting in high-traffic areas (hallways, stairwells, classrooms, offices), including drywall repair, and caulking

Full repainting of walls, doors, trims, and exterior surfaces as needed.

Graffiti removal and repainting.

Caulking around windows, sinks, and tubs to prevent leaks.

Minor Repairs

Fixing door handles, locks, hinges, and closers.

Repairing drywall holes, scratches, or dents.

Replacing ceiling tiles, light diffusers, and floor tiles.

Patching concrete or asphalt cracks (walkways, curbs).

Repairing furniture (desks, chairs, shelving).

Plumbing

Unclogging toilets, sinks, and floor drains.

Fixing leaky faucets and toilets.

Electrical

Replacing light bulbs, ballasts, and LED fixtures.

Installing or replacing wall plates and switches.

Inspecting and labeling electrical panels.

HVAC & Mechanical

Replacing air filters (monthly or quarterly).

Cleaning vents and registers.

Inspecting belts, thermostats, and fans.

Reporting larger system issues to licensed contractors.

General Facility Upkeep

Hanging signage, bulletin boards, and whiteboards.

Installing small fixtures (soap dispensers, paper towel holders, fire extinguishers).

Assembling and moving furniture/equipment.

Maintaining tools and ensuring proper storage.

Exterior & Grounds

Minor landscaping (sweeping curbs).

Painting curbs, posts, and exterior railings.

Checking exterior lighting and replacing bulbs.

Core Responsibilities

Inspections: Conduct regular facility walkthroughs to identify needed repairs or safety concerns.

Vendor Management: Coordinate with outside contractors for specialized repairs or major projects.

Compliance & Safety: Ensure OSHA and local code compliance; maintain safety logs; conduct safety training.

Utilize Microsoft Office Tools: Use Excel for employee monitoring and inventory, Word for creating reports and documentation, and Outlook for effective communication with staff and management.

Utilize Cleaning Performance Software: Utilize digital tools to track cleaning progress, monitor staff performance, and ensure consistency across locations.

Use Mobile Apps for Scheduling: Utilize mobile apps to manage personal schedule and in some cases the schedules for your team to drive accountability

Communication Skills

Professional Email Communication: Compose clear, professional, and well-structured emails to clients regarding service updates, issue resolutions, and feedback.

Instructional Clarity: Provide clear, concise instructions to janitorial staff regarding cleaning protocols, safety procedures, and work assignments.

Customer Service Communication: Respond to client inquiries professionally, ensuring concerns are acknowledged and ideally resolved within 24 hours.

Report Writing & Documentation: Maintain detailed records of incidents, inspections, and operational improvements for management review.

Safety, Dress Code and Company Compliance

Ensure staff follow proper cleaning procedures and safety protocols.

Conduct monthly training sessions on the safe use of cleaning chemicals and equipment.

Maintain compliance with health, safety, and environmental regulations.

Ensure team members are wearing the appropriate Dedicated Building Services uniform, which includes: Company shirt; in most cases should be tucked in with a belt, black workpants, slip resistant black shoes

PHYSICAL DEMANDS:

Use of a ladder safely. May be asked to identify areas on roofs or underground

Lift up to 50 pounds.

Always required to wear the appropriate personal protective equipment for the task, which may include gloves, goggles, aprons, belts, non-slip shoes, etc.  

Qualifications & Requirements:

High school diploma or equivalent

3+ years of experience in janitorial services and maintenance

Incumbent must pass background checks (Livescan)

Pre-employment drug/alcohol test with periodic retesting requirements during the course of employment

Ability to travel between multiple locations if needed

Strong organizational and time-management skills.

Must have a valid driver’s license with a clean driving record

Bi-lingual in Spanish is not required, but recommended

Weekend, and holidays will be required
