We are looking for a two-person team to manage a 30-unit building in West LA. Your primary responsibility will be to ensure the smooth operation of our community by providing exceptional property management services. You will work closely with tenants, vendors and contractors to maintain and enhance property values, promote a positive community atmosphere, and ensure the successful execution of day-to-day operations. Qualified applicants must have maintenance skills. Minimum 3-year prior onsite property management experience is required.
Compensation: 2 bedroom 2 bath apartment
Requirements:
Must have hands-on maintenance and repair skills
Must live on site
Be on site and available during the day to meet vendors and supervise any work being performed on the premises
Be available evenings and weekends as necessary (ex: to show vacant apartments, for emergencies around the building)
Must have own computer
Pass credit check and background check
No pets
Responsibilities include, but not limited to:
Perform maintenance and repairs (including but not limited to such items as cleaning of premises, repair leaking faucets, stopped up drains, and other minor repairs)
Schedule and supervise outside workers performing services on the premises
Maintain premises clean, safe and presentable at all times
Complete daily walk-throughs of the property
Communicate with tenants and resolve tenant questions and concerns
Collect all rent due and promptly make bank deposits
Serve tenant notices, keep manager’s journal, fill out time-sheets
Prepare vacant units for rental.
Advertise, show and lease vacant units (including holding open houses on weekdays and weekends)
Prepare rental market surveys
