About the position-
The intended purpose of this position is to streamline the procurement of necessary materials and labor to facilitate efficient and cost-effective completion of projects. The candidate will be the main liaison between Varisco Design Build Group and the subs / vendors / suppliers. This position is responsible for planning, coordinating and directing a portfolio of projects that support VDBG’s annual strategic sales goals. The selected candidate will assist the project manager in the preparation and development of the scopes of work, and cost estimates.
Core Estimating & Preconstruction Responsibilities
Review plans, scope, and specifications for projects.
Submit Plans, scope and specs to subs and vendors for preliminary proposals.
Request updated proposals after engineering and permitting have been obtained.
Procure at least two quotes for each trade and perform bid leveling.
Ensure timely delivery of special-order items to the job site based on schedule provided by Project Manager.
Review active jobs daily to stay ahead of materials needs.
Review Project Schedules weekly to ensure special order items are procured and delivered prior to installation date.
Attend weekly production meetings and in office preconstruction meetings.
Develop Cost Estimates all new projects per the building Specifications and Blueprints.
Develop Cost Estimates on any additional pricing upgrades and options that the buyers request after the initial build proposal and put in an internal and external presentation format.
During the Build Process provide additional pricing for all inquiries from clients - if need be.
Estimate all assigned projects, ensuring that take-offs, labor factors and material pricing is accurate.
Call for special material pricing, equipment quotes, and subcontractor quotes as necessary to support an estimate with current cost information.
Clarify with architect, owner, or engineer any discrepancies as they relate to the drawings or specifications.
Reviews proposal specifications and drawings to determine scope of work and required content of estimate.
Prepare disciplined estimates by calculating complete take-off of scope of work.
Help determine general conditions, fabrication costs, crew rates, etc.
Make recommendations on value engineering items that could reduce the bid price.
Prepare final estimate sheets and bid forms as required
Maintain files of working documents as back-up for estimate figures, including current (accurate) information on pricing from suppliers.
Review design options and recommend best solution based on cost engineering, quality, or availability of materials.
Analyze historical cost data to improve future estimates.
Assist with developing standardized estimating templates and processes.
Track market pricing trends and maintain updated cost databases.
Verify subcontractor proposals for accuracy, scope completeness, and alignment with project documents.
Identify potential cost risks, scope gaps, and exclusions prior to proposal submission.
Assist in the preparation of final proposal packages for submission to ownership or clients.
Support buyout by providing PM with estimating notes, clarifications, and summaries when the project transitions from preconstruction to construction.
Support PM in the following as needed
Ensure timely delivery of special-order items to the job site based on the schedule provided by the Project Manager.

Review project schedules weekly to ensure submittals are approved on time, special-order items are procured and delivered prior to installation.
Coordinate with superintendent on the field issues and process RFI’s as required.
Attend weekly production meetings and in-office preconstruction meetings.
Participate in pre-construction meetings and relay all pertinent information to the Project Manager.
Assist with change orders during the Build process.
Walk jobsites with the team and attend pre- and post-job reviews. Notify management of subcontractors’ non-compliance with safety, health, and environmental quality standards per OSHA regulations.
Maintain a safe work environment at all times and take corrective measures immediately when hazards are identified.
Maintain daily log of activities, manpower, inspections, and dumpsters on the jobsite.
Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
Ensure that the job site is always kept in a clean and organized manner.
Perform job progress and completion punch list identification and completion.
Enhance the organization’s reputation by accepting ownership for project milestones and goals.
Run necessary construction errands including picking up supplies, prints, and meeting with the city on occasion.
Call and/or coordinate the scheduling of trades with the Construction Company owner.
Working knowledge of Windows-based laptop computer.
Qualifications
3+ years’ experience in commercial construction or estimating required.
Bachelor’s degree in a related field preferred (optional).
Strong math and analytic skills
Ability to work under pressure on multiple projects concurrently
Proficient with computer, printer, scanner, general use.
Experience with building connected or similar software preferred (Optional).
Proficiency in ProCore, MS Excel, MS Outlook, MS Word
Ability to liaise between departments / subs / vendors / suppliers to put together all required information to carry out prescribed duties.
Knowledge of current commercial/healthcare construction methods and building codes a plus but not required
Strong, positive communication and customer service skills.
Highly motivated, honest, dependable, solid work ethic.
Familiar with sub trades - we will train if necessary
Must have very reliable transportation.
The majority of the work to be completed will be done in-office but occasionally it may be necessary to visit a job site. The Construction Project Manager will generally work a 40-hour week. The normal workday for this position is dependent upon construction schedules but also flexible. Our in-office hours are 8:00 a.m. to 5:00 p.m., Monday through Friday.
This position requires the incumbent to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard, smart phone and calculator.
