Responsibilities and Duties
The General Superintendent is responsible for overseeing a small team of superintendents, foremen, and field labor of Arndt Construction and are expected to know all the activities on each construction site and work in collaboration with the executive team and project managers. The General Superintendent will also be expected to lead in the recruitment of company field labor needs.
Essential Job Functions and Tasks:
General Work Description:
Manage the team of workers including superintendents and foremen on each jobsite to ensure the planned tasks for subcontractors and field crews are completed on time.
Supervise morning rollout procedures that plan each day’s work with objectives and timelines in mind for progress updates. Each day the General Superintendent will have a completed work list that is reviewed after the superintendent's report.
Collaborating with PMs and Superintendents to oversee the updating 4 week schedules each Friday. In preparation for this they should be checking the status of each project's 4 week schedule daily for any changes and updates that will affect progress and ideally notify project managers right away.
Ensure superintendents and foremen are posting and keeping in mind the Master Schedule and looking ahead at what’s upcoming onsite.
Oversee superintendents and subcontractors kick off meeting agenda. Confirming with superintendents that subs are lined up 1 week in advance. Assist ACI superintendents and PM’s as needed with subcontractor issues.
Collaborate with Superintendents and Foreman on the drafting of RFI’s and the resolution of issues affecting construction.
Guide the process in best practices for layout items (i.e., fixture locations with plumbing sub, duct routing with HVAC sub, light locations with electrician, etc.), with the goal being that trades are properly coordinated as the project is moving through its stages, avoiding coordination rework.
Maintain quality control of staff and subcontractor work to ensure it meets Arndt Construction general levels of quality, the requirements of contract documents, and the owner’s expectations. Spotcheck job sites to ensure the superintendents are keeping their sites tidy and secure from public access. Site security is extremely important if there are fall hazards or other public safety risks on the jobsite. Daily, without fail, make sure the site perimeter is secure, gates are locked, that the building doors are secured or locked.
Review the daily logs at the end of the day that encompasses crew hours, materials bought, subs onsite, and owner interactions documented. Ensure that the team is tracking the costs of changes to work in enough detail so that costs can be accurately recovered.
Ensure that Superintendents and Foreman are maintaining jobsite document control, ie RFI posting, CE management, job safety meetings, etc, which are managed through the Procore app.
Responsible for the overall allocation and management of the Arndt field labor force, including: recruiting, hiring, and termination
Qualifications
15+ years of Superintendent leadership experience
Procore experience
Must be a good communicator both written and verbal.
Highly organized and detail oriented
Demonstrated analytical and problem-solving skills.
