We are accepting applications for the position of Maintenance Manager for a community in San Mateo, CA.

As a maintenance manager, youll be responsible for maintaining the entire property, including the building, parking and grounds and including all electrical, plumbing, heating, air conditioning, pool/spa and other mechanical systems and any other related equipment with particular attention towards safety, resident satisfaction, security and asset protection. In addition, youll be accountable for creating and managing the departments operations manual, preventive maintenance and work order programs.

Responsibilities will include:

- Conducting walk-through inspections and visually assessing the safe and efficient maintenance operation the building, all mechanical, electrical, HVAC systems and any other related equipment.

- Informing the General Manager on a regular basis regarding the specific and overall condition of the building structure, related systems and equipment offering prudent, cost effective proposals for maintaining these systems.

- Ensuring all work orders, including but not limited to, routine maintenance, repairs, replacement and renovation projects, are completed on time and according to specifications.

- Maintaining effective Preventive Maintenance Program and conducting special training for other departments on the safe and efficient use of equipment and energy in the building.

- Preparing and adjusting weekly work schedules in accordance with staffing guidelines and labor forecasts.

- Responding to residents work orders and ensuring that problems are identified and corrected in a timely manner.

- Maintaining a safe and working environment throughout the building for all workers, enforcing safety guidelines and building awareness about safety.

- Managing expenses within approved budget guidelines.

- Assessing critical repairs and facilitating an immediate and cost effective response.

- Implementing and managing procedures and practices that ensure quality assurance for work performed by building maintenance team and vendors.

- Ensuring that there is an adequate inventory of parts, supplies, tools and materials available through effective ordering.

Qualifications:

- Minimum 3 years building maintenance and 2 years as maintenance manager.

- Must have thorough knowledge of all types of mechanical equipment such as boilers and refrigeration equipments.

- Must have an extensive working knowledge of building systems to include but not limited to; HVAC, electrical, mechanical, plumbing, painting and carpentry.

- Must have excellent written and oral communication skills.

- Must have excellent supervisory and interpersonal skills.

- Ability to work a varied schedule that may include evenings, weekends and holidays.

- Must have a valid Driver license.

- Must be eligible to work in the Unites States.
