Assistant Property Manager

We are a boutique property management company with a portfolio of residential and commercial properties throughout the Peninsula. We care deeply about our tenants and are looking for someone with high attention to detail and a passion for exceptional customer service. This opportunity is well suited for a candidate that understands the full spectrum of leasing and management. The candidate should be well-versed with leasing, day-to-day operations, and property management-based accounting.

Responsibilities:

Supervise all aspects of the leasing process by generating and monitoring inquiries, leasing units, preparing lease documentation, and completing move-in and move-out procedures.

Responsible for tenant screening, employer verification, and background checks.

Handle and coordinate responses to tenant requests in a timely and effective manner.

Coordinate tenant move-ins and move-outs, as well as annual inspections.

Run regular inspections of properties and oversee service contractors who perform vendor services.

Assist in planning, directing, and inspecting all aspects of daily property operations.

Establish and maintain a positive, productive relationship with tenants.

Ensure all tenant and property files are prepared and maintained in an orderly and logical manner, including leases, contracts, certificates of insurance, etc. Maintain and update rent rolls.

Assist in the solicitation of bids from vendors and the awarding of contracts for work performed on the properties.

Maintain working knowledge of all vendor contracts and ensure compliance with the same. Established vendor relationships are a plus.

Maintain working knowledge of current market rental rates, operating costs, and market conditions and trends to assist building marketing efforts.

Assume additional responsibilities and perform special projects as needed or directed.

Requirements:

7+ years of relevant work experience (preferably in both multi-family residential and commercial real estate).

Bachelor’s Degree in business, finance, or a related field preferred. Equivalent training and education and minimum 5 years of relevant experience may be substituted.

Must be proficient in Word and Excel, as well as rental listing websites.

Knowledge of local and state property laws and regulations, including leasing agreements, eviction processes, and fair housing practices.

Requires driving a personal vehicle for company business. A valid driver’s license, vehicle, and insurance, with the ability to meet the insurer’s driving record requirements.

Travel to assigned properties weekly or as required.

Ability to work under pressure with flexibility, adapt to changing priorities, and make quick decisions while maintaining a high standard of professionalism and customer service.

Able to get along well with tenants, maintenance teams, and vendors.

Comfortable with light maintenance tasks (bonus if you have a DIY streak for decorating or fixing things in your own home).

Fluency or working proficiency in Spanish.

Compensation and Benefits:

Annual Salary: $65,000 - $70,000 DOE

Full-time: 40 hours/week with additional hours as needed.

Health insurance, paid vacation, and sick time are available.
